James R. Smart founded the real estate firm of Smart & Golee, Inc. in 1885. Smart was the mayor of Evanston from 1913 to 1915 and President of Evanston Bank and Trust from 1914 to 1917. Heil & Heil Insurance Agency, Inc. was established by George Heil, a graduate of Yale University. Smart & Golee, Inc. was acquired by Heil & Heil, Inc. in 1972, forming the present day firm of Heil, Heil, Smart and Golee.

We are well into our third year with HHSG and I can not say enough good things about this company. Communication is outstanding, visibility is always there. Response time to calls and concerns are dealt with very professionally by the office staff. What I really love about them is the no nonsense way of business. Straight to the point and like it is!!!
HHSG is always looking for ways to save us money and they usually make it happen.

I live in one of the condominium buildings they manage in Evanston. I have been here six months, and it's been nothing but a nightmare. Recurrent problems with boilers, janitors that work half-time when they're supposed to be full-time, and they do a half-assed job. It took them two months to put my name on the mailbox. I had already done it myself, and they removed my label to put theirs up, which was ridiculous. Our mailbox doesn't shut close and they were made aware of the problem, which they won't fix. Extremely poor customer service! Waited on the phone for over 20 mins on the "emergency line". When the operator finally answered she was extremely rude. I called back again as a technician never called me back and the same operator who didn't give me her name but says she is "operator 9" changes her story and continues to be rude. Hey "operator 9" we don't live in a third world country if someone gives you respect give it back to them. The way you were acting was absolutely pathetic and uncalled for.

I have to agree with the comments on yelp. The Daily News just contracted with this company and the response and communication is horrible. I have tried to contact the company and nothing. The other morning I smelled gas and couldn't even contact anyone at their office. Very disappointed that our condo association went with a company that doesn't even have a message center.

If there was a negative star I would place it this moment. Professional liars. Do not let them run y our association. 9 months of trying to get leaking roof repaired. Constant lies and buck passers. Can't imagine a worse property manager for my co-op. I've owned here 13 years & haven't asked them for a thing,until my walls began to show water damage. It is by almost any fair account open to question where this damage is coming from, but the manager for the co-op refuses to even meet with us about it! Not to mention them screwing up my assessment payment a few years back,then having the gall to charge ME late fees! Given how long they've had this account don't believe our board is open to switching but I'm sure gonna try-please don't use them if you have

Horrible property management company! This is the fourth company we have had at my condo, and they are the worst! And we have had some pretty bad ones! Complete failure of a transition from the previous property manager. Supposedly they don't "have" my first payment from the beginning of their tenure with us, and don't seem understand that when a check shows as cashed, that means the payment was received. Especially when payment coupons are remitted along with the payment indicating the month, and it is also written on the check. They are offering no help to remedy the situation

I just finished up a transaction with Heil, Heil, Smart and Golee and had the pleasure of working with Renee Corrigan, the Homeowner Service department manager.
Renee stayed on top of the transaction and transition and turned what could have been a complicated transaction into one that was smooth and simple. I have been a realtor for over 20 years and have worked with many management companies and Renee with Heil, Heil, Smart and Golee really was above the pack.

First, they sent the wrong paperwork to my mortgage officer and lawyer, and then the day before my close, I almost lost my mortgage as the default on the assessments in the community where I was moving was not accepted by my mortgage company. Up until the day of the close, paperwork was coming in. They had about 30 days to prepare. I had my broker calling me asking why no calls were being returned, I had my lawyer calling me..and my mortgage officer. Annoying that paperwork can't even be pulled together without my having to spend time on the phone during

I wish there was a zero rating...The worst management company! We moved out of our condo and closed well before the end of the month. And they still took out monthly assessments for the following month. I was told over a three week period the refund was sent- which I have yet to see. Either they lied or incompetent to mail a refund check to the correct address.

Horrible management company. I requested a stop on my ACH for my assessment for one month (which I have done in the past) and they did not continue it the following month or the month after. When I finally realized it, I was informed that I was told I had to reinstate it. I had no email communication whatsoever regarding that and even sent it to the manager. No apologies, nothing...Maybe it was my fault for not looking at my account every day but I assumed the funds would be deducted as they have been for the past 10 years. These people are the worst! I havent even moved into my condo yet and they have proven severe incompetence. I have proof that the woman responsible for getting the paperwork together for my purchase was researching something in August but on the day I was supposed to close (October 31st) she hadn't gotten her crap together and then went on vacation the next day. Well it's been one week and one day and I still dont know when I can close. How wonderful for her that she can have a job where she can do whatever she wants when ever she wants with no regard to my life and living situation and
