I perform professional home inspections for buyers, sellers and current homeowners in Northwest, Ohio and Southeast, Michigan. A good home inspector has a keen eye for detail, is mechanically inclined, has a desire to help people, is unbiased in their reporting and practices good ethics. I'm always available to answer questions before, during and after the inspection.
A general home inspection is a non-invasive objective visual examination of the physical structure and systems of a house, from the roof to the foundation. On average, a single-family home inspection usually takes 3 hours to complete, though this is heavily dependent on the the size and condition of the home.
AHI provides video inspections of the main sewer lateral or "building sewer" as an add-on to your home inspection. The condition of the sewer line is generally unknown until a sewer scope camera is fed through the lateral or you have a sewer backup into your home. Replacing a sewer line can be very costly and I know this from my own experience.
People can be exposed to radon primarily from breathing radon in air that comes through cracks and gaps in buildings and homes. Because radon comes naturally from the earth, people are always exposed to it. If you haven't had your home tested for Radon, be sure to do it as soon as possible. If you find that you have high radon levels, there are ways to remedy this problem.
During a real estate transaction, a home inspection contingency allows buyers to inspect the property and make sure that they are satisfied with the condition of the property prior to closing. A thorough home inspection can uncover critical information about a house and it's systems. If you aren't comfortable with the findings of the inspection, it offers you the opportunity to back out of the offer to buy.

I am more than satisfied with the responsiveness and quality of Michael's home inspection. He responded quickly to my email and had an apt set up within two days. He showed up early that day and did a very extensive evaluation of the home and the property. His equipment and computer scanners were all high tech. He walked me through every detail of his findings, explaining things in terms that were easy to understand.
I was able to bargain the repairs with the sellers and the repairs were made before closing. He then talked with the professionals that made the repairs to reassure me of their credentials

Very thorough job! I attended the inspection and Mike explained things to me as we went through the house. He was detailed in his work and spoke with terms that were easy to understand which was nice since this was my first time going through this process! I was extremely confident in Mike's work and his recommendations. I am very satisfied with my decision to use him for my home inspection! Even after the inspection, Mike has been available every time I have had addition questions. I would most certainly recommend Mike Andruch to others in need of a home inspection, he did a great job!

Had two inspections the first house he looked at he was extremely thorough, my wife and I both liked the updates of the house and were sold on it, but after the inspection we started to reconsider because it was a flip house and a lot of shortcuts were taken on the flip. He was very detailed and went over everything basically he saved us a major nightmare and a ton of money.

We hired Andruch Home Inspections for a pre-drywall and a final inspection on our new home build. You typically don’t think to do an inspection on a new home, but it is 100% worth it for peace of mind knowing your home is being built correctly.

Mike was great! We had an inspection done on a new-construction house after the final walk thru and he reported several issues the builder had missed, like a couple loose shingles and sone flashing and trim out of place. He also reported the excessive air conditioner noise and with this we are able to get them to service the air conditioner right away, before the builder had dismissed the noise as normal (come on, it's at least twice as loud as the neighbors' same model!) He invited me to tag along and pointed out everything along the way. Just a terrific experience and you can tell he loves his
