As CAMICB continues to celebrate its 25th anniversary, we reached out to CMCAs who've held the credential for 25, or more, years. Lou Gargiulo, CMCA, is the CEO & Founder of Great North Property Management, Inc., serving the New England Region.

Lou was a member of the New Hampshire State Legislature. As a member, Mr. Gargiulo introduced several pieces of legislation that were designed to benefit condominium living and proved his advocacy of condominium associations. Mr. Gargiulo has been in the property management business since 1972. He is a licensed real estate broker in New Hampshire and is a member of the Portsmouth and Exeter Chambers of Commerce.

Just moved into a place managed by these folks and all I can say is that it appears they are a bunch of professional useless people. I have a "Manager" that does not answer the phone, return messages, but occasionally will return an email so there is that. And if you try to call the office you have to wait 20 min to get an answer to then get routed to another person who and it will take you another 20 min to get there. Nothing I can do but yell into the clouds . . . . .

We hae had Great North as our property manager for a number of years. We are a somewhat unique organization in that there are actually three different Boards (homes, townhomes, and condos) which overlap, and the homeowner's Board is fairly active. Great North has been very accomodating with the Board's priorities and is as much our partner as our property manager. We look forward to our continued valuable partnership with them and recommend them highly.

During the past year our association hired Great North to management our deck replacement project. Sandra Cote, CASS did an outstanding job managing the materials (in short supply), the labor (quality workers), Us (the board) and endless calls inquiring when will my deck be done???
Sandy was on top of the project every step of the way. She did very professional job managing every aspect of the project. Job well Done!

A fantastic company to work with Sandy Cote has been our property manager for several years and has always taken excellent care of our condo association. She answers all requests very quickly & keeps the Board of Directors constantly apprised of everything we should be aware of. She is by far the best property manager we have had, a real asset to the board. We owe a lot of our success to her guidance and assistance.

We consider ourselves very fortunate to have our property manager. She is highly responsive and always on top of things. No questions are unanswered. She is always available for discussions and on point with all of her responses. Any repairs that have been complete are of quality work. We have undertaken many big projects at our association. She has always been informative and supportive with all we have accomplished. She has been right in the "trenches" with us. We consider her a valuable part of our team.
