Unethical management company with illegal discriminatory practices. They include illegal, discriminatory questions on their application form, including age of your children. They don't respond to total power outage emergencies. Their emergency maintenance number recommended contacting their regular number, which goes to voicemail on weekends.

CAUTION: stay away! These garbage landlords only care about money, and they'll nickel and dime you outrageous charges without informing you first. They allow their properties to exist in bad conditions, and when a maintenance request is submitted they say it's the tenant's problem. Seriously avoid if you can.

I would caution landlords to stay away from JG and recommend they look elsewhere for property management services.
My husband and I hired JG to manage 2 properties for us (moved out of state). We’ve worked with them for 3 years and things had been declining in quality but this last year and a half were unacceptable.
One of our properties was rented out site unseen due to COVID. When the tenants moved in, JG had not properly cleaned or repaired the property so much so, that they broke their lease. They had other complaints that JG had misrepresented the house and had not answered questions.

I dropped my keys (car and apartment!) down an open drain in front of my building at 6:30am as I was trying to leave for work. As a tenant they will devoid you of any right to privacy. they will hand over your apartment key to third party agents that can enter your apartment anytime without any confirmation. We hired JG to manage a brand new, 5-unit mixed residential-commercial property in Philadelphia. They took 5 months to fill one of the units and 6 months to fill another unit. Justification for this poor result was covid-19 (certainly covid-19 was present when they filled the other 3 units in 2 weeks). Another excuse that was made was about the basement level nature of one of the units. My significant other and I scheduled a tour at one of their properties in Philadelphia. The tour was confirmed online, reconfirmed via text and we even filled out the COVID form and submitted it to view the property a day in advance. Today, my significant other drove an hour and a half from north Jersey after work (and paid $14 in tolls) and arrived in Philadelphia at 6:45 for a 7:30 showing. They scheduled massive amounts showings while I was still living in an apartment out of the blue. They had contractors using my backyard space for a month when they said it would be less than a week. They have people without masks in and out of the apartment for various building tasks.
They tried selling the apartment to me for above market value prior to listing it on the market for less. Working with them makes you feel like you are getting conned every step of the way.

Oh My goodness. Do NOT rent from this company. They literally raised my rent at the height of the pandemic, then, this month, overcharged me by over $7,000, then asked me to basically deal with it- I got an "Oops, sorry that happened but it was not on purpose- why don't you go call your bank? " They said IF I couldn't get a stop payment, they couldn't reimburse me until at least a week later.
This company will not take care of you and also will charge you as tenants if they deem certain issues to be your fault. Absolutely avoid these people!!

I will never use this company again. There was both poor service and poor communication. Once I decided to rent my property so I asked JG to tour the property and provide me an estimate for what it could rent for. I let them know the reason I was using a property management company was because I was moving out of the area. They could not find anyone who would pay the price they pretty much guaranteed me.

During that period, I began to feel unsafe and threatened in my own apartment between my roommate and her aggressive boyfriend who was never on the lease or paid any rent. Run, run as fast as you can away from JG Real Estate. They are a joke of company. I would never recommend them.
1) Upon move-in every appliance, including the shower was broken. Within about 2 weeks they were able to address most of the items. When you begin a lease and start making rent payments everything should work. The washer took about 3 months to fix. My roommate and I racked up a hefty bill at the laundromat. JG would not honor a rent credit.
2) The basement flooded and a plumber was sent. A month later with no communication, JG applied the invoice to our ledger. This is a direct conflict
