Services
A (per month) pet fee will be charged for each pet and is due on the first and late after the 5th. A non-refundable pet fee is required to be paid at move-in before the pet(s) can have access to the apartment home. Resident agrees that only the pet(s) described and named below will occupy premises, up to, but not exceeding two (2) pets per apartment.

The apartment itself is nice. The location is great. The practices of Kittle Properties are shady. My son has a 6 month lease at the Flats at Sundown in North Port, FL that ends today, November 4th. According to his signed lease and Florida Statute, 83.57, he was to receive a 60 day notice indicating an increase in his rent. He never received anything. The office managers, Samantha and Jessica admitted that his lease fell through the cracks, and corporate failed to send him a letter notifying him of what the increase would be. For the last 2 weeks, we have contacted the office via emails and/or

HIGHLY RECOMMEND!! We moved into the Flats in June from Illinois. So needless to say it was a long process to try and move from 1500 miles away. We did virtual tours and every question I had was answered promptly! Samantha and Jessica are truly amazing! It’s nice having a management team that is willing to help in anyway they can! Bill the maintenance man is amazing and is always there to help with any issues in the apartment. If you are looking for an amazing community to live in, this is the place!

I currently live here love it great place,very quiet beautiful spacious apartment,but my upstairs neighbors are the absolute worst while i understand certain things cannot be controlled to have your pet running around the apartment for hrs and a 1am in the morning has got to be the most inconsiderate thing to do,swear considering i have a 9 month old baby that constantly being awoken from his sleep.

Moved in August 2020 and Sam, Jess and Bill the maintenance man has been great. We looked at different apartment complex’s and the Flatts were far the best choice for us. Anytime I needed Bill the maintenance man he has been great accommodating us. Sam and Jess have also been wonderful, they are always willing to help what ever the situation is. The location is close to all your needs. Thanks to all of you. Our move to Florida has been great so far.

I’ve been living at the Flats at Sundown for over four months. I love it here very much. The Units are beautiful and very roomy. The manager Samatha was the only one in the office when I moved in. She is a wonderful and friendly person. A little later Maria and Jessica came on board. These ladies always greet you with a smile and are fast to help you with any issues that come up. I can’t forget to mention Bill, the maintenance guy. This guy is always willing to come and assist you. I’m very thankful I found this place that I can call my home.

First off, Sam is awesome. Great apartment manager. She’s friendly and when she sees me asks how everything is.
Since this was a new building, brand new, there were a few minor adjustments needed. The repair guy is great at his job, very friendly and did awesome.
The grounds and amenities are really nice and they keep them maintained very well. Zero issues at all and I appreciate the efforts and how nice it all is. Love the pool!
The apartment is large. It is quiet (extra insulation or quiet neighbors, I don’t know). Very very energy efficient!!!

This has been the absolute best experience! I was stressed to the max trying to assist my teenage son in finding his first apartment on short notice from 13 hours away. We couldn’t have found a better place. There are equally nice apartments close by, but we knew we’d found his temporary home when we spoke to Melissa. My son was able to FaceTime me to be involved in the process, and I must say, Melissa is a gem! She was fast and efficient in giving him a tour and in setting up a lease.
