Pulse Property Management started from a need, grew from a desire to do more, and an ability to bring parties together for a successful outcome. Over the years, I gained invaluable work experience from various industries, including the large industrial manufacturers of Litton Industries and INSA Nardini of Brazil.

I attended Northern Kentucky University working on my Business degree and also getting a Kentucky Real Estate License. While raising my two children, I also maintained the financials and handled the marketing for the family homebuilding business from 1998 to 2008. Out of that work, Pulse Property Management was founded.

Property Management comes in many forms: residential, commercial, large apartment complex, Homeowner association, & on-site management; just to name a few. The company of Pulse Property Management is a balanced group of professionals experienced in all areas of real estate. We specialize in management of residential properties, condominiums, small HOA management, and 4-6 unit multiplexes.
Our standard management fee is 10.5% of the monthly rent collected and is automatically withdrawn from the owner-client account at the first of each month. That fee is based on the prevailing rental rate of a signed lease agreement. That amount changes according to the negotiated rental rate. We ask our owner-client's to sign a two year management agreement with the option to renew.

They will rush you to sign the contract and make you feel like they Care as long as you have their money. Once contract ends, only then you will see their true nature.
They won't reply to your emails after checkout nor
will give you reasons for upholding your deposit.
I am still waiting for my deposit to be returned after 5 months.

Had a really bad experience from them. I have moved out from one of their student accomodations ( 7beds) in October 2020 after 6 months stay and they deducted 120 pounds from my deposit even after leaving the room after a thorough cleaning. They took 35 pounds for room cleaning (another 40 for repainting room )and 10 pounds as my share for changing a stained iron board cover ( which is available from 3 pounds onwards) and have mentioned that it was my share for that. So I think they have collected the same from other tenants as well. Although I have requested them to have a relook on these deductions

Gave unsanitary and rat infested property to my friend and when he took pictures and sent them they refused to do anything about it. They also took his deposit money over existing damage that he showed to them when moving in. It's unfair for people to be robbed like this! I was going to go with the agency and move in with my friend but now it's obvious that everyone should steer clear of this scam.

Worst experience I have had with a letting agency so far.
I’ve ended my tenancy with them now and, unsurprisingly, they will not respond to emails regarding retiring my deposit. I queried them on the inventory and they responded back with “you have made a complaint with my deposit” which I had not at the time. Strange to assume I had automatically made a complaint. That or they got me confused me with someone else who had made a complaint.
I have made a complaint now because pulse will just not respond to anything. Whenever they come into a problem pulse will not respond. I experienced

Avoid them, they are rip-offs. In their ad they said they offered a double bed room, but when I arrived, it was only a single bed. They explained to me "Double Bed Room" refers to the size of the room, not of the bed, so I paid £200 extra to get a double bed from them delivered!
Also, we often ran out of gas and electricity in the middle of each month. The agency accused us of "wasting natural resources and not contributing our part to global warming", which was just a lame excuse for them not paying old debts on the gas meter and electricity. Have moved out since June and still haven't got my deposit back. They are trying to keep a massive amount of our deposit for nonexisting damages. Luckily enough we have evidence to state the opposite. Have opened a dispute with them. No wonder it's only 1,2 stars. The people only reply to emails when they want money but when it comes to returning they are the worst. They also are really bad with the maintenance, it would take them ages to come and fix something in the property and in some cases we have been completely ignored!

They charged us ~£1100 more than we owed in rent. Luckily our housemate who took some accounting modules reviewed their numbers and they quickly corrected them. I doubt they did it on purpose, I think they may just be bad at maths. The roof on the top floor of 178 Acomb Street leaked onto the bed due to heavy rain. Someone was sent to check on it and took a picture but clearly nothing was done to fix it as a couple months later it leaked again. Doubt it’s fixed now. Definitely avoid a contract with Pulse Property.
Before signing the contract they replied quickly to all queries and were very helpful. My friend and I thought this house was a good option as it was targeted at "postgrads and professionals." However, after moving in we were definitely not treated as such.
There was numerous issues throughout the year which were never solved quickly. They would often ignore emails but when calling to complain they would say to send an email.

When you show interest that you want to rent, they are very efficient and nice manner when you meet them. They replied my email straight away and viewing was quickly offered. Contract is explained very clearly, and the deposit is government protected.
HOWEVER, after you check out. They claim to return the deposit soon. Waited patiently until it became a concern. Over a month, deposit has not been returned. Emailed them but no reply. Emailed again after one week but no reply again. Perhaps, email under a new identity. Also no reply. Not one single reply.

As one of the few agencies in Manchester that do short-term contracts I soon got in touch with Pulse Property.

-The room they offered me was lovely and the house was good.
