We stayed there for a week and found the RV sites decent with gated access and close, but not too closely spaced to your neighbors. We did not hear any noise that some of the other reviews mentioned (maybe due to time of year) and while the roads were bad they were not quite as bad as some reviews make them seem to be - just go slow through the washouts. I would honestly up this review to 4 stars if we returned and found the roads to be resurfaced with new gravel (I believe it is past the point of grading being able to resolve without just causing more issues).

Site was very bumpy and uneven. Didn't charge us at check-in, we had to initiate and go over to pay before leaving. Would pursue other options if we were back in the area.

I like the rv park and the amenities are great. The park is kept clean, and the staff is friendly. However the roads are very bumpy and uneven! Very hard to drive. Also currently we are on day number 3 or 4 of NO water. My water tank is empty in my rv and I can't take a shower, wash my hands, wash my dishes, etc...they haven't offered to supply any water for the community, and I wonder if they plan on compensating us for the water we have to buy in order to shower, flush toilets, etc.

Pool closed 1/2 the summer. Why pay dues when amenities are shrinking every year, trespassers are rampid, guest lists are being taken away. Not what I paid $5000 for and $365 annual fees. The ownership has no concept of customer service, belonging to communities, and tactful communication. So many contractual breakages and poor leadership, nothing short of false advertising and fraud.

I drove up here yesterday and stopped by the front gate and asked the lady about prices for an RV spot. She told me they were $530 a month and there were a couple left. When I called this morning a woman named Sue said you have to be a member to come there. The website mentions non-member prices, so obviously the staff are not trained properly. Also, the roads are rough and you cannot see the water from the RV sites. It looks run down. It used to be nice a long time ago.

This is a beautiful campground that has a good balance of needs for RVers and people looking just for a weekend getaway. They have fishing cottages that are smaller but nice. My family stayed in one of the larger hilltop cabins, which are absolutely gorgeous. They sleep about 8 to 10 people, with a full size bed and bathroom with shower downstairs. Upstairs has a set of bunks with full on the bottom, another full sized bed and a single twin. Downstairs has a sleeper sofa. Kitchen is fully decked out with microwave and electric stove top / oven. Dishes and pots and pans etc all stocked.

The resort has changed ownership 3 times since we have been coming here. It is now Waters Edge. The new vision is more a cottage community. While there are still campsites, most of the sites near the water are "small homes". With the focus on the cottages, some of the normal maintenance tasks are not being done as well as they used to be. Restrooms are in need of repairs and restocking of consumables. The unpaved roads should be graded. On the plus side, the staff is courteous and helpful.

We are here on Job in this area. My husband is also visiting MD Anderson for treatment. We like the campground and the management. Our lot is kept mowed, the lake is beautiful and the fishing isn't bad.. If you comply with the rules you will be welcomed and enjoy yourself while respecting your neighbors.. 😊

Absolutely beautiful place, clean manicured grounds, safe family oriented, gated restricted entranceway, friendly helpful staff. The 5 months stay here has risen the bar for expectations at our future stops. Some sites unlevel do to runoff ditches into the lake. There are some sites extra shaded some are open. This place offers a playground and an above average very large swimming pool with water slides. Although this has changed names to Waters Edge per maps and google it still pulls up as Bishops landing. There are several tiny homes there for sale and cabins for rent. We left today and already

STAY AWAY FROM THIS PLACE!!!!!!!!This place is not worth the money, very over priced and not a lot to do. The miniature gold was not taken care of at all the grass was cut and the grass was all over the green when we had to clean off in order to play. The green was all messed up some places cut. The flyer stated boat rentals NOT boats as I was told when I called it is actually canoes. We rented the cottage which was 392.00 for 2 nights. We got in to the cottage which was not big enough at all the website says 4 burner stove there is only 2 burner. There is no oven which states on the website. It

Pool is great! We stay here several months in a fifth wheel. But we decide to buy a 2017 truck camper (3 slide Eagle Cap 1165). We were told to leave even though we had 3 weeks left in our paid month lease. No refunds. The staff seems friendly enough even if they have different answers to the same questions. The roads are in poor shape and a car can bottom out in several places. The laundry has more broken machines then working ones. The sites are uneven. The lake access is nice.

Hello, I am from Houston and will be going this weekend to stay in one of the cottages with my husband and daughter. I chose this place as it seems to be the perfect get away for us and to spend time with my husband as his birthday is Monday. Every year my family and i do a staycation in Galveston but I wanted to do something different, so we are excited to try this place out! I will get back with my review along with photos!

We are on our way back home after a weekend in Bishops Landing. We had a wonderful time. The pool and waterside were wonderful. We enjoyed the stay and hanging out while

We just enjoyed a great Labor Day weekend in the liberty bell. The cabin was beautiful inside and I have but minor complaints because I cherish my coffee in the mornings...their pot was clogged with scale and needed to be cleaned out. The beds are little uncomfortable and it could really use a good vacuum inside. Beware of ants that like anything you leave in the sink...pool was great, office staff very nice as well :)

We have been here a couple of times to stay in the smaller cottages. We like to call it a cabin. They do have larger cabin homes to stay in, but we enjoy these. I am sitting in the porch swing right now as I write this. The sound of froggies, birds and distant jet skis is so peaceful. We made use of the canoes and swimming pool, and now everybody has gone down for naps. The entire property is lovely and well-maintained. The staff has been nothing but pleasant and accommodating. I have gone to the main building many times to pick up forgotten items like charcoal, swim noodles and ice. They have

My wife and I stayed here after the Renaissance Festival, last week of November. When we entered the cottage there were dozens of dead lady bugs that we had to clean out. Not thinking much of it, we went to dinner and returned preparing for bed. The bed itself had dozens more dead lady bugs. Upon inspection of the upper room, both beds had dead bugs on them as well. You have to supply your own kitchen supplies (paper towels, soap, etc), so perhaps cleaning is required too?
I inquired about this the next day and the owner said, "Lady bugs are harmless," and a partial refund was denied. She also
