As a property owner, I have been disappointed in Rhino Property Management. They are constantly late on transfering the funds from the rents to the owners. Recently Rhino sent an announcement that echecks would now be a 3-5 day transfer from the time that Rhino submits the transaction, this is day 6 since I received my confirmation letter from Rhino on rental payment with no funds received. I am strongly considering taking my business elsewhere.

I would never rent from Rhino Property Mgmt. again. When I vacated my townhome I left it spotless with 0 damage. I was supposed to get back my deposit of $1750. I received $500 and change. They billed me for previous damage that i didn’t cause. When I first moved in they weren’t finished touching up all the nail holes they had filled in from the previous tenant. They came back to touch up those spots a week later and used a slightly darker version of the paint color. I told them they didn’t need to fix it at that time, but I wanted it noted that they had used the wrong shade of paint. Conveniently

Absolute joke of a company. From the very beginning they are trying to scam you. Lived in a place last year with them and upon applying was charged not only an application fee, and a deposit, but some $400 charge for something they couldn’t even explain to me. When asked if I could back out I was told none of those unexplainable charges were refundable. The lease very clearly states a 30 day notice to end your lease at the end of your tenancy. They fought with me on not providing a 45 day notice and was forced into another month of paying when their leases are misleading and incorrect(had a lawyer

Sending so much appreciation to Chris and the rest of the team at Rhino. From day one they have been so helpful and responsive. I have been in and out of the office too many times to sort out the complexities of living with roommates, each time Chris taken the time to make sure my 1,000 questions are answered. Bless that man for his patience and his humor, what a gem.

I just moved to Utah 2 weeks ago and I have only really interacted with Chris, but he has been the best! Rhino had no problem taking our application fees even though they never even ran our applications. They promised calls from their manager that business day and yet never once on any day did I get any call. I only got a text several days later letting me know they had already leased out the home we were interested in. This put us in a position of not knowing what direction we needed to be moving in.
In this market people are having to submit applications site unseen to have any chance. This means there needs to be lots of communication and ideally many properties to choose from offered by the agency

Before deciding to rent here we had read some pretty bad reviews about people paying deposits for things they didn't do to the home, difficulty with responses, etc. I have had a hard time telling if it is the owner that is making our time here awful or if it is Rhino. Rhino has allowed the owners not to use their contractors which causes all sorts of problems with their handyman not finishing jobs. The owner's handyman ALSO did this home inspection. A lot of rubbish like roofing, pipes, chicken wire, cement have been left in the backyard. The attic has a lot of junk left in it. We moved in with

Amy was absolutely amazing! Although we did go with another property that was not with Rhino she was wonderful! She went above and beyond to try and help us find the perfect property! She was quick to inform us about new properties before they posted them so we could look and put our application on asap, as that was our biggest problem with other property management companies and trying to fight the world to be the first applicant on a property. She was always super fast to respond and always checking in on us to see if we liked anything instantly after our self viewing to start the application
