For more than 40 years, we have successfully owned and managed our own multi-family units (apartments) and rental homes. We currently manage 9 apartment complexes in Pinellas County.
Because of the enormous amount of work produced by each rental community, we have limited the number of apartment complexes in which we manage. We work very hard to manage every apartment, apartment complex and single family home as if it were our own home. Some of these reviews seem like angry applicants. In my experience here, management was not hard to get a hold of. They generally prefer you to use the tenant portal. I have had emails back with in mins of sending in through there, which they state they want you to use ( obviously because it is record of your problems.) They were out the same day for the leak and air conditioning issue I had and it was fixed that day. As far as bugs, I personally have not seen any roaches in mine or my surrounding neighbors apts, and have had pest control notes left in my apt when they have been out. My overall

Do not rent from this company! Absolute worst! You get what you pay for and you pay for bug infested, run down, fire hazard apartments. Maintenance has one guy for five properties and clearly overwhelmed. They don't let you see the apartments before signing a lease so you don't know what you get till its too late.The office is unresponsive and ignorant at best. Now they're "closed" and don't respond to emails or voice-mail as we are still due a ridiculous $700 deposit after moving out more than two months ago.. Renters beware! Go somewhere else!

This place is great if you love SLUM-LORDS! They don't respond to texts, emails, voicemail and if you try and go in they are never open. They will make it extremely difficult to get in touch with them and use it against you. Their lack of responsiveness is on purpose, they don't want to talk to you and hear all the complaints.
They always have some "out" to protect themselves and could careless about their tenants. They are sneaky... they will rob you and your deposit. The condition of the property was disgusting and we couldn't see it before we signed because they did visual views or maybe you

When I had first moved in this place seemed great, but eventually I had to deal with multiple leaks due to AC issues in the unit above, what appeared to be mold, and a roach infestation. The AC issues were 100% their fault for not addressing timely, and the mold seems to have stemmed from that (their solution was to paint over it). The roaches only appeared several months into the pandemic when they decided to cease the monthly pest sprays. Speaking of, the start of the pandemic is where this place really went downhill in my opinion. The office staff became difficult to deal with, rude, and unprofessional

I rented a duplex apartment with Hendricks for about 1.5 years. In the beginning, staff was very pleasant and helpful and even throughout the entire time I resided there. After my yearly lease expired, I went to monthly. Once I gave them my 30 day notice to vacate, the way they treated me was completely different. Staff became very rude, they charged me rent stating I didn't turn my key in in time although they never informed me I needed to turn it in or where to turn it into. When I called them to speak with them about it and prove that I moved out prior to my intended move-out date, they laughed

My daughter and I applied gave $975 security deo on a place we could not rent the deposit was a money order which is same as cash I have to Waite 10 days to get my same as cash back I should get it back immediately we were denied understandable even tho we were willing to pay 7 months in advance rent

Trying to find an apartment here was the biggest waste of time and money!! They told me they couldnt accept my application with my "lengthy criminal background" although I've never been in trouble! I have a squeaky clean record actually!! When I asked her to elaborate on my criminal history she said she was busy and HUNG UP!!! I called back asking to speak to her supervisor and continued to hangup on me!!!! How PROFESSIONAL!!
