Due to our efforts to accommodate the various size units and lengths of stay, any deposit received toward a space within South Forty doesn't guarantee a specific site number for short term or seasonal reservations unless booking an annual site. The unused, paid portions of any site rent may not be gifted, willed, or transferred for the use of anyone other than the registered guest of said site.

Stayed here in 2020 and had an ok time but liked that it was over 50. Booked again for 2022 but had to cancel due to medical issues with husband. Told them I could even email hospital records and doctor info but absolutely no compassion from company. So on top of medical bills, we are out 200.00. I understand no refunds upon cancellation, however, I worked in the hospitality industry for 40 years and ALWAYS gave back no-refund deposits if person could provide letter from doctor. How many people over 50 don't have medical problems that could prevent them from fulfilling their reservation obligation

Just happy there is new management. We didn’t spend our month there this year, we didn’t know the mean people had moved on. We will book next year and are excited to come back now that the angry owners are gone. The place is beautiful and as we sit just a few miles away at another park (great people here but very bland grounds). we wish we had known. The South 40 is back!!!

Excellent customer service - thank you, lovely ladies;
Spotlessly clean rest rooms/showers;
Great exercise room;
Measured walking area around perimeter of park;
Outdoor pool;
Outdoor recreation area - horseshoes, etc.
Whilst this location is clearly geared to long-term residents and snowbirds, we thoroughly enjoyed our three nights there and look forward to returning.
So, 'Why only 4 stars?' For us (as short-term stayers) internet access at our site (versus main building only) and selection of cable television stations would have

The RV park is by no means a slum RV park. Its comparable to most of the RV parks in the area. My only beef is that they want you to fork over a $100 bill that is a non-refundable fee. . So, if you have a spare $100 laying around to give to these folks, enjoy your stay!! All the other parks in the north Tucson and Marana vicinity have zero deposits. I found a very nice park in Marana that is extremely hospitable and requires zero deposit and has all the infrastructure nearby. It is 'Valley of the Sun' RV park. Good luck. We were camping at Catalina state park and a thunderstorm started flash flooding. We called south 40 and they answered the phone and told us they had space. Jack was there to greet us and sign is in. Super hospitable! He explained everything and that Don would be there in the Am to check us out. We met Don in the morning while having coffee, also super hospitable. We prefer camping or dry camping but this RV park was quiet, clean, and an enjoyable experience!

Pleasantly surprised with every aspect of our two nights there. Camp hosts were very polite, always courteous and easy to visit with. They escorted us to and from our site. We have 40 foot class A and had no problem maneuvering through the park to our from our site. Mostly full time residents in the front of the park. Short term sites are in the rear of the park. Very nice too since you're far off the main road. Didn't see the other areas of the park but some locals told us this park is much improved from a few years ago. In fact, they were concerned we selected South 40 but changed their opinion

The resort itself was wonderful! We worked there for a season and the management was absolutely horrible.
Meg actually put her hands on me at the Christmas party, splashed water in my face two times in the pool and her gossip about guests, residents & other workers was completely unprofessional. Then she had the gall to ask if we'd come back the following winter.... that woman was mean and had no boundaries.
