A home purchase is the largest, single investment most people will ever make. Whether it's a primary residence, a second vacation home or an investment, the purchase of real property is a complex financial transaction that requires multiple parties to pull it all off. Most of the people involved are very familiar.
Please complete all sections of the order to ensure faster and more accurate service. While we will always strive to meet your estimated completion time, please understand that we cannot guarantee delivery by a specific date unless prior arrangements have been made. The estimated delivery date will give us an idea of your time constraints.
For homeowners, a real estate appraisal is the linchpin to buying or selling their home. It allows the property transactions to occur among the buyer, seller, real estate agent and mortgage lender. Before an Appraiser arrives, there are a few things you should know. By law, an appraiser must be state licensed to perform appraisals prepared for federally related transactions.
If you are going to sell your home you would be wise to invest in a professional appraisal. Professional appraisals do not cost money, they pay in the long run! Unless a homeowner studies real estate values on a day to day basis, like a professional appraiser does, it's difficult for them to get a handle on real estate values.

They were extremely professional. I had so many questions because this was my first refi appraisal. They answered all my questions and helped me understand all the steps. Highly recommend.

A commercial appraisal was ordered for an income producing horse farm with 2 residential homes. Even though we were charged $1000.00, the appraisal we received could have been done by a Realtor (for $100 or less). Only comparisons to other residential properties were offered, the other 2 approaches, income and cost, were ignored. I called to ask for some money back and was told "NO" in no uncertain terms - there was not even an apology or "I understand your point". Since I am a real estate broker in 2 other states and was required to take 40 hours of appraisal class, I know what I'm talking about
