Very bad management team. Lived there for 6 years. Followed all the protocols before I moved out, but they hit me with ridiculous amount of fees, I’m talking about close to $5000 in fees and If u don’t pay they threat you with sending balance to the collection After living there for 6 years never paid rent late, no complains about us at all. The apartment was retuned good as new. Overall I don’t not recommend living there.

Grand at Florence was one of the worst apartments I’ve ever stayed in. Management was terrible and so was the maintenance. They tried on multiple occasions to charge us for BS charges to a point where I finally had to hire a real estate lawyer to sue them. Strongly strongly urge anyone looking for an apartment in NKy to keep looking. I didn’t talk to one person who was happy with their management when I lived their either. They are rude and nasty.

Lived there for little over 4 years. Moved from 2 bedroom apartment because of the noise from upstairs turned in all keys and two garage door openers. Moved over to 3 bedroom townhouse 850-F and only got one garage door opener. Ask about it was told only one. When we moved out low and behold they charged us 55 dollars for a garage door opener we never got. Emailed them about it never got a response. Sounds like a racket.

We moved here in November. I have never been so disappointed in my life! The walls are so thin you can hear what your neighbors are saying! We have had to call the police 5 times for loud music and loud talking and I am now being threatened. People drive through here like crazy and play loud music at all hours. The structure of the town homes are very poor. The walls are already cracking, the doors will not close properly, and the insulation is horrible. I am so disappointed that the gym is not opened yet. I wouldn't live there even if you paid me! Tonya insisted that I come in and look at their apartments. I went there today,to be treated horribly. I told her on the telephone,the day before,that I needed a apartment on May 27. She told me today that they didn't have any apartments at that time. Why in the world did she insist that I come in and look at their apartments? It was very cold today,and said I shouldn't have come in. Why did she hold the door to let me come in? The new property management has been greatly increasing rent during lease renewal as well as offering different short term lease options then reneging once you exercise an option due to arbitrary reasons, only allowing for the most expensive leasing option. Management will get as much money out of their tenants as possible. Another negative is parking is limited and often you will have none available close to your residency. Once you look at the price compared to similar apartments in the Florence area you will realize that you are paying $200-300 more a month in rent than market rate.

Great developers & management company. I have lived in several other apartment communities and have found GAF higher end and certainly better constructed. I am not comparing them to custom built homes, but theyre much closer to that than any of the competition in the price range. I live in a 2-story townhome with an attached garage, stainless… steel appliances, and I feel like a home-owner.
Whenever I have a maintenance issue or need a request / repair, they always respond and correct it immediately for me. It's so convenient to have that. Also, they keep the common areas of the community

We currently live here and love it! It is a fairly laid back and quiet community but there are still events to get involved in! We moved from Louisville to here and it was a very smooth transition from the apartment aspect and the staff has always been extremely nice and accommodating to our needs. The balcony is also amazing, I thankfully back up to the woods and have a wonderful view of the trees and love to drink my coffee outside. I love that my dogs are welcome in the community as well, it is difficult to find nice apartments with all they have to offer and we plan to live here for a while
