Rent and Electric Bill is due on 1st of the month for all monthly tenants. Rent and Electric Bill not received by 9 PM on the 2nd will be charged a $25 late fee and $5 late fee for every day thereafter. Reservation is viewed as a "two-way" agreement. We hold the space, which you have reserved, turning away all future requests, in return for your payment.

Lived at this park for over 2 years. The park host, Gene is really the only voice of reason out at the park. The owner Pete, is very rude to his tenants and kicked me out because I regularly have seizures and would need the ambulance to come get me and this “looked bad” to his other tenants. And as a response to the owners Pete’s attempt at a rebuttal to my original post my name is Chandler but not “Chandler David”. You don’t even know the name of your tenant who supposedly haggled with neighbors. “This looks bad to other tenants” has evolved into “haggling with neighbors” for

I called to see if they had any openings for my rv, in speaking with Gene it wasn't a problem, very friendly but when I spoke to Arab it took him forever to reply and then when he did he was rude
as hell. He had me drive out and see the park then when I spoke back with him again after already telling him about my rv and the yr before he now n a very nasty manner says "won't work" and hung up not so much as a have a nice day. I spoke to other area park managers and none of them had anything good to say about thes ppl or they're park. Thank you God I dodged a bullet.

I'd give zero stars if I could.
I had a different review from 2019 that I had to delete due to the experiences we encountered @ #ShadyRiver. Pete, the owner is a liar & a thief. He doesn't return your deposit. At ALL. We left on July 31, 2021, with 2 weeks notice. He owed me a lousy 50 bucks. He kept it.
For no reason other than "bank checks aren't reliable".
But if you've not got proof of payment He'll harass you with threats of towing your rig.
1) Police are frequent visitors.
2) Watching people get loaded up in hand cuffs is a regular thing.
3)The ground literally moves as the roaches

Gave him my info and he confirmed with me for a date and was supposed to charge the deposit. I called and asked why my card hasn't been charged and he said he charges cards at a certain time. When I arrived he forgot to save my spot. Therefore I had no where to park my 5th wheel at 8:00 PM. Did not even return deposit because he said he never sent the receipt and also the RV's are all cramped together. No space and place is not close to even being clean. DO NOT WASTE TIME HERE!

HORRIBLE!!!!! I booked this RV place 3/21/21. We had it booked for an entire week in July. The day before we are suppose to go the guy called and said our spot is no longer available. So we had to find another RV park we had just picked up our rented RV the day before and now we have to pay 300.00 more!!! than expected because of this horrible place.... DO NOT STAY HERE HOW DO YOU DO THIS TO PEOPLE.....

The power had been out 12 (TWELVE) times since the start of 2021. Once for weather, the subsequent 11 times were not because of weather. The internet NEVER works if you use any Apple device. The owner has zero interest in addressing either issue but will charge you rent 9 days early in my case. He will also argue with you about your review instead of addressing the issues. Avoid this place. At all costs.
Update: After leaving this review, Pete the owner attempted to raise my rent $101 a month with 3 days notice. Luckily I found a different RV Park to move to right next door. Again - avoid Shady

We stayed here for a week around Christmas. Quite reasonable prices in the Austin metro area. Both owner and park manager were very nice and kept open communication. This is quite a large park with many slots and many trees to keep you cool in the summer, though they are quite close together. There is a playground, they are pet friendly, and there is access to the San Gabriel River. I would say the only cons I experienced were the proximity to the 130 toll(had adjust google maps so I didn't spend a fortune on toll bills), the entrances were quite steep and easy to miss from highway 29, the laundry

The grounds when we stayed were beautiful. It was nice and peaceful. Seemed to be mostly families and full-timers, with some short stay folks. Management said it rarely floods, last flood was in 2013 and before that, the 100 year flood was in 2010. In September, it flooded pretty badly. No calls or texts from management, just a knock at 5am from first responders asking if we knew there was an evacuation. It's funny that the owner never informed us, because over a week before, he sent us a text around 11pm letting us know an evacuation may happen that night if it did flood. It never flooded

Unprofessional. What a disappointment. We had family coming in this week fro Oregon. They made a reservation more than a month in advance. This morning when our family is to check in we get a text (not a phone call, a text) saying they overbooked and cannot accommodate our reservation. Poor business practices. The refunded our down payment, but no assistance in finding us alternative RV camp accommodations. Shameful. Would not recommend this business.

We have been staying at Shady River for almost a month now and we love it. Our neighbors have been welcoming. There are families here as well as single people and retired folks. It is very cool under the pecan trees and the river is lovely. It is quiet and a great place to recharge your batteries. My commute to south Austin is much easier than I expected. It is so worth it!!

This is surely NOT the best Georgetown has to offer. The grounds are trashed and not maintained. The website photos are not recent and do not reflect the current condition of the park. We saw nothing "resort" like, although it lived up to the shady, in more ways than one. Nobody available in the office, and phone calls go unreturned. The redeeming quality of the park is that it is on the San Gabriel River, too bad the grounds have been trashed, leaving little beauty to enjoy. They claim WIFI is available, but it was sketchy a best. Experience was bad enough to leave after 5 days even

ABSOLUTELY HORRIBLE. The owner of this spot is a crook and the manager is unhelpful and uninformed. We called to meet one of them at the park before handing over the deposit as there was a space available. No one was there to meet us after driving an hour. We oly wanted to park our rv there, though so we decided to go ahead with the reservation. The owner took my cc info and said that we would have a place on the 25th. I told him I was going ahead with turning in notice at the other place. He said he would let us know of any changes the following friday. No word or call back. So we called

Well, the said we had a site for our rig. They did, 45' long spot for my 40' rig. Need I say more. Ok, one trash dumpster for the entire park. Trash was over flowing onto the ground for days! It was fall and leaves all around. They finally picked them up and started to burn them. So much for leaving your window open.
