I started looking for a rental in March 2021 and I was having a real hard time getting any of the property management companies on the phone. When I called Action Properties not only did they answer the phone but they were polite and very helpful. I was able to schedule a viewing the next day. They were also very thorough and quick to respond to my questions. Their application process was very easy and was able to secure our new home by the first week of April 2021. I am so glad to be working with such a professional and friendly team.

If I could give negative stars I would. I was with them for over 5+ years.. The company screws hard working families out of money. They lock people into garbage properties with major problems and ignore thier concerns. They are no where to be found when the houses start to become dangerous. I pray this company shuts down to save its future victims.

After having many property managers over the years, I must say Action Properties has been one of the best. They are very accommodating and responsive to service requests and other tenant needs. Janice and the rest of her team are also very kind, professional and easy to work with. I would love to rent a property from them again.

HORRIBLE service. No returned calls, absolutely no help whatsoever from these people. When someone's been with you for 5+ years you'd think you'd get at least a little help. Nope. These people aren't worried about doing the right thing. They're not worried about their tenants at all. How a business could be run like this, I have no idea.
Emails go unanswered, phone calls go unreturned, and when you try to stop by in person they're mysteriously closed.
How does a business operate this way??

I have been on both ends with Action Properties. Five years ago I rented a home through them for 2 years and recently used them to manage one of my own homes. Janice is great, easy to work with, responds to emails fast, and made the process of renting out my home effortless. Rick who is the handy man is also fabulous! He is so kind and explains everything so that we were able to understand exactly what was going on and how we could fix it.

I'm currently dealing with Janice at Action properties in Placerville and so far I haven't had any bad experiences. They promptly return messages via email, text, or phone and they are currently processing our application in a timely fashion. Now we are just waiting for the results. I understand it isn't an overnight process, so I give them an overall rating of 5 stars!

We've had the worst experience with this company. Couldn't get return calls and when we did get a call back they couldn't provide much info on their own properties. Tried to set up appointments for properties and they acted as if we were inconveniencing them and insisted that they only liked to show the property once and if you couldn't make it then basically you were out of luck. Not friendly at all. DO NOT USE them if are trying to find a place as soon as possible or work normal hours.

My experience with Action Properties has been dismal. Lack of communication, actually NO communication, caused much stress in handling my property. Phone calls were never taken, messages never answered, all around very shabby business practice. This company might work if you are a renter, I can't comment on that but if you are thinking of utilizing their "service" for your property management I would advise you to RUN!

This property management group never does what they say they will. The manager never makes it to her appointments and regularly double books herself. If you schedule a move-in walk through, make sure you are detailed about the property/home conditions on the documentation as they will not be going through it with you nor will they honor the request for a move-out walk through! Maintenance takes weeks to respond, so hopefully you are your own handyman! Often times, Action Properties does not answer the phone EVEN WHEN they are sitting in the office during office hours! Rent with caution!
