My experience here at The Ponds has been uniformly positive. My apartment home is well equipped, safe and very much my home. I have extended my lease well into 2022. Do not live here. Had a good experience until it was time to move out. I was expected to pay a prorated amount for 5 days. The entire month was taken out of my account, and told me it would not return to me for 30 days via mail to my forwarding address. They would not reason with me or accommodate with me to fix this. Because of them stealing my money, I could no longer put down money for a security deposit at my new place. They were telling me it was my fault that this happened, although they had not communicated with me on how to make this not occur. They pride themselves in electronic payments

The same week I resigned my lease, a deal for no rent increase was offered to all residents. Property management was unwilling to extend me the same offer.
Edit: An email was sent the same day I learned of the rent increase. Management never replied to my email. I had to call after getting my renewed statement.
In the mean time I have reached out to corporate and I hope they can rectify the situation.

I agree with the last review , things went fine until the end . expect to pay for remodeling the apartment when you leave.
for example , the carpet was coming off at different places from the first month. When we asked for repair, they fixed it in a very cheap way then when we left they charged us for a new carpet .same thing with the toilet . they had to fix it from the first week we moved in and kept breaking , we have to shut the water down every time until they show up to fix it , and they didn't replace it till we left . and we paid for it.

This is our first apartment together and we could not have picked a better location. The staff are all amazing and most maintenance request are fixed the day they are reported. Often times within minutes. We love the area so much that we even had some of our wedding photos done out by the pond! We highly recommend this complex to anyone looking in the Ann Arbor area. Close to downtown and great neighborhoods to walk in the nearby area. Price is good for the size apartments. Kitchens have adequate counter space and a breakfast nook for storage or a small dining room set. Good closet space throughout

Of course - I LOVE LIVING AT THE PONDS - I am the manager. :) Grateful to work and live at such a peaceful and beautiful community! The setting, with its many trees and the lovely pond, is like no other in Ann Arbor! I enjoy sitting on my balcony watching the ducks, turtles, rabbits and occasional deer. The residents here are not only friendly, but quite interesting! The Hayman Company contracts many capital improvements to keep The Ponds at Georgetown one of the BEST apartment communities in town!
