I've only just moved into my apartment with Alan Domb Real Estate but I just want to say that the service that my agent Becky had shown me was outstanding. Becky was incredibly timely, responsive and consistent. She called me almost immediately after applying for the apartment and here I am two months later, very happy and settling into my new place! I am writing this review as a new homeowner in a condo building managed by Allan Domb Real Estate. Allan Domb Real Estate represented the seller in the transaction so I met their sales and management team. In addition, I have already had a chance to work with the building management office, also part of Allan Domb Real Estate, which provides maintenance and upkeep of the building and the individual units.

ADRE is one of the most unprofessional companies I have ever dealt with and the worst landlord I've ever had. Aside from the apartment needing constant repairs, they take the easy way out by using cheap parts and unqualified labor, so nothing is ever fixed properly and they will inevitably need to come back. There is frequent turnaround with staff (I wonder why) so every time you contact them, you have to deal with someone new. I also had issues with them trying to raise utility costs without warning or consent. I don't know if these problems are intentional or just incompetence, but

If i could give this company zero stars i would. I moved into an apartment owned by this company, attempted to work out getting the utilities put in my name, got no response for 6 months, then all the sudden billed $800 for utilities all at once.
There is only one meter for the entire building so they randomly picked a number to charge me because they "realized they weren't"like that is my fault? Not only that, the language in the lease states nothing about a flat rate or billed back.They can't provide me with a bill, even though the business downstairs showed me utility bills

We had a very good experience with Geoffrey Verallis. He was knowledgeable, punctual, available and very easy to work with. We shifted from a search for a one-bedroom near Rittenhouse square to buying a 2 bedroom in Fairmount and he was flexible with us. We felt his advice was good and his opinions were helpful. Stefanie has been the BEST realtor that I've ever come to know!! I lived in New York for three years but want to take a break & she was the absolute sweetest from finding the apartment I'm renting to being emotional support for making this choice to move to Philadelphia!! I had issues with figuring things out too & she was over the moon patient with me & TRUST when I say that she was patient. She's the best & HILARIOUS. I would like to give a big shout out to one of your agents, Stefanie Gabel. I called about an apartment and within ten minutes Stefanie retuned my call. She listened to my laundry list of requirements and came up with a few choices that would suit our needs. They were all great but one was perfect and fit all three of our needs!! Great personality, made the search fun and still very professional. She is huge asset to your firm and I will highly recommend her to anyone who is in search for an apartment . Overall Allan Domb is very neglectful. We identified a problem with our dishwasher latch before we moved in on the condition that they fix it. They're solution was to change a piece of wood that was in front of the door and the problem was still there for our entire lease.
Perhaps the best example was once when we had to have our water shut off for a few hours due to road work. We confirmed with the city that Allen Domb needed to turn the water back on, but Allen Domb claimed the city needed to do it. My daughter and I worked with Debbie Haltzman in July 2018 to find an apartment in downtown Philadelphia. My daughter had just moved to the area from LA and we knew very little about the area. We needed to find not only an apartment, but one with a parking spot that could handle a larger car and we needed to find it last minute. Watch out for their billing practices and read the fine print. Allan Domb just slapped us with a $400+ bill for "2017 Internet" in April 2018. We never saw an internet charge on any of our rent statements until they all appeared at once. They must have realized they weren't adding internet to our bill and have since retroactively billed us for the entire time we've lived under their lease.
We pay for our internet through Comcast so we still don't understand this additional charge that fell out of the sky. I guess the building charges AD? Seems more like they're trying

Going on 3 years later and I have to say, it's been nothing but smooth sailing! Other than my dryer which has unfortunately had issues over the last year or so, ADRE has been out quickly every time to fix the issue and has even mentioned replacing it, should the problem persist. Great! Really love how the maintenance team follows up too! What service!
I've run into Allan a few times in the city and think I will definitely be using him to purchase my first home in the next 5 years. The guy really knows his stuff. I think you'd be hard pressed to find someone else in Center City

I lived at The Wellington for 2 years and somedays, I really do miss living right on Rittenhouse Square, with Rittenhouse Square Park, Walnut St and Chestnut shopping outside my door, not to mention near some of the best restaurants in town. I really loved the location! The building staff were wonderful too, I miss having a doorman in my current location (not Allan Domb's property), they were very responsive to maintenance requests, they were incredibly helpful with deliveries and moving in and out was pretty much a breeze because of the alley in the back, the porters help and the service

I worked with an agent from Allan Domb who was a nightmare to work with. He refused to talk to me and would only address the males in my family. The leasing process was horrific and not easy at all. In addition, they have an online platform that we can't even use which means I need to send a check in every month (what year is it again?) If i need something fixed, I need to go through hoops. Overall, I would DEFINITELY NOT recommend them.

I rented an apartment from Allan Domb for 2 years and decided to renew my lease at the end of the year. I never had any issues with the building itself and the woman who organized my lease and showed me the apartment had been extremely professional and helpful.
However, the lease was set up to renew automatically and when it came time to renew, I got a notice that my lease was renewed and the rent was also increasing. Spoiler alert - that's not legal. I emailed back and forth with 4 different people, one of whom tried to negotiate the monthly rent increase and said that Allan Domb himself

I lived in one of the Dorchester units owned by Allan Domb. When I moved in the apartment it was in bad shape and not even anywhere close to moving in condition:
The apartment was filthy (e.g. dust everywhere, stains on the blinds)
Hardwood floors were damaged from what looked like constant over watering of a plant
A sloppy paint job was applied (e.g. paint spots on the floor, closet racks and railings; warped doors that would not close)
The shower curtain rod was caked in rust
The refrigerator light flickered like something out of a bad horror movie
The above should provide an indication of

Do not use this management company. My lease was signed in July and they called me the evening before I moved in (September) to tell me the conditions in my lease (carpet cleaning, painting, general cleaning of the unit) had not been completed. While disappointed, I was flexible and understood. My shower was unusable for 3 days and I requested a rental credit - they granted one for two days. There were other aesthetic items that were put into my lease, at the request of Allan Domb, not me, and they still have not been completed. I requested a rental credit for the company violating the unit
