Hopkinson House is a 33-story, modernist high-rise condominium building located in the historic Society Hill neighborhood of Philadelphia facing Washington Square. Completed in 1963, Hopkinson House was awarded the Silver Medal Award by the Philadelphia Chapter of the American Institute of Architects.

Designed by the German-born architect and sculptor Oskar Stonorov of the firm Stonorov and Haws, it received this award in recognition of its "outstanding quality of design." A variety of floor plans include efficiency, studio, one, two and three-bedroom layouts. Each residence provides either northern views of Washington Square and the Center City skyline or southern views over Society Hill to the Delaware River.

Because of its ideal location, the building provides panoramic city skyline vistas or tree-top views overlooking Washington Square and the streets of Society Hill.
Please check with individual merchants for the most up-to-date information. There has been a food market on our ground floor since 1963. In 1987, Mr. Chin Kim became proprietor of The Market at Hopkinson House. Mr. Kim and his family members operate this full-service food market (deli, sandwiches, salads, hot beverages, produce, groceries, dairy products).
Our management team consists of a General Manager, Assistant Manager, and an Executive Assistant who are knowledgeable about the property in all its varied aspects. Together they conduct the routine business of the Association and Council and are responsible for the delivery of management services to the Association.
Hopkinson House is a typical condominium. The owners of its apartments also jointly own the whole condominium. Each owner possesses not only an apartment, or apartments, but also a proportional share of all the building's common elements - the elevators, the corridors, the outer walls of the building, etc.
Washington Square Citizens' League is a nonpartisan, not-for-profit educational organization dedicated to motivating Hopkinson House residents to become engaged in the political and social processes of the day. Founded in 1996, Washington Square Citizens' League offers an array of activities, including informative programs and regular meetings organized around interest groups.

Hopkinson House is a great place to live. Location on Washington Square is the best. Building offers many amenities and a market on-site. Diverse community.

I was visiting my dentist in the building. The Washington Square Dental Group. Dr. Stephen Hassler is the very best dentist I have ever met! He is very gentle & amazing! Doreen his assistant is so very caring & kind. Robin the receptionist is very friendly & nice. One word to describe this practice: AWESOME!!!

There was a fire here years ago.just google hopkinson house fire Philadelphia. it was in the front of the building where the balconies are and the man was starting the fires jumping from balcony to balcony fell to his death. this was in the early 2000s im sure cause damage to the building on the inside

Rented an apartment from one of the condo owners, Kirk Waechter, who refused to return my security deposit. Spoke to a lawyer and would have filed a claim, but flying back to Philadelphia didn’t seem to be worth the $. Never had that issue before. Otherwise the staff are professional and common areas including the laundry room are clean. Move in/out fees and garage are expensive, but comparable to other buildings in Philadelphia.
TL;DR don’t rent here.

A great condo in Washington square. It's near stores, a park, and Saturday morning markets. Hopkinson has a parking garage, a barber, and more just inside the building.

One of the best managed buildings in town- great location, rental parking in basement. A solid investment. I have owned in the building, but never lived here. As a condo Realtor, I can tell you that Hop House is like the Toyota of Center City condos- well run, good resale and pool on the roof doesn't hurt either. IF you can find a unit for sale- buy it :-)
