The best RV Park I’ve been to in a while. i spent about two weeks here. They gave me back partial of my deposit because I did have used electricity. I just saw my account credited today! They have very nice Facilities and I would highly recommend anyone needing a stay here to come here! The best management over all of Texas! You’ll be pleased! (Edit: Yes, in your Google maps you’ll see train tracks. The train horn didn’t affect my sleep! Even though the trains come thru 5 to 6 times day/nightly. At night the trains don’t blow hard.. during the day that’s a different Beast. Anyhow..

The staff was very helpful and friendly. The facilities where very clean and kept clean and working. Propane, showers and laundry on site very helpful. This was only about 20 mins from Waco and 10 mins away from Mart so very helpful aswell. We got to know some of the other attendees well also made some great friends would definitely recommend.

There is evidently a 10 yr or newer guideline/ rule so .. my 2003 truck pulling a God only knows what year in the 90s 5th wheel rv isn't welcome. I was with a group so was allowed in " this time" for 3days.
The place has no real amenities , no loaner kitchen items , no tv hookups , but the residents and staff I conversed with were very civil to my face so if you are looking for a spot to park your newer RV with your own satellite dish they have plenty of spots open and pets are welcome .

We are giving this place three stars.
Let me start with the positives.
You can receive packages. Neighbors are nice. Able to have bikes, toys etc outside. They have a laundry area, we used one single time.
Now the negatives.
Lawn care not kept up with.
Cockroaches all over outside. They are literally running around everywhere on the ground! (And yes they WILL get inside-YUCK)
Wasp nest after wasp nest after wasp nests in their trees and all.
Train plows through very very often.
The speed limit is there but not enforced. People drive through very fast.
Sewer smells all the time.
