I'm not so sure they're up to the task of property management.
1. Our fire alarm system is down and has been, for over 8 months, WITH written warnings
2. A non smoking bldg with 1 entrance and exit for 3 stories, has tenants smoking onsite indoors inside units, with impunity.
3. Repair work for water damage was paid for by a tenant. The same damage returned, and was traced by competent contractors to shoddy plumbing and sealing, inside and outside the bldg. The tenant has yet to receive either an apology or reimbursement.
Time sensitive paperwork was submitted for completion and return, staff

There is a new Sheriff in town!

I recently had the experience of moving out of an LPMG managed property and what had been a difficult relationship for 4yrs - suddenly became a reconciling end. Dennis is friendly, concerned, prompt, and efficient...As home rental should be. He made our move out negotiations smooth and brought a kind humanity to the company.

I am glad I was not the only person who felt that Chad was very disrespectful. He talks to you like you are a child, and gets flustered when you bring up any issue and/or if you don't agree with his approach. When they used to manage our property, there were numerous expenses that I did not understand / how it was possible. Funny enough as soon as I got a new mgmt company, I don't see the same amount of expenses anymore. Find someone else, as there are many others who can manage in the area.

Chad is the most unprofessional person I have ever came in contact with. I have a leak in my basement and Chad hasn't done anything about it, he keeps sending plumbers out to my home and no one has fixed the problem. It is mold growing on my walls in the basement. I have emailed him pictures of what my basement is looking like and still no response. Something needs to be done about this situation. Chad is very disrespectful he doesn't know how to talk to people!!! Never rent from them please!!

LPMG has handled property management for our condo association for the last four years, and they have done a great job. They have been attentive and knowledgeable, and they have been very good about proactively spotting potential problems before they arise. I would definitely recommend them to anyone.

If I could have rated lower than poor, I would have.
This is the most unprofessional group of people that I have ever rented from, and I have rented from 3 different landlords/property management companies in Philadelphia. This apartment has a flea problem, and when told by the other tenant in the building that it is a reoccurring problem, we called the management company to get something done about it. We ended up having to get rid of our cat because they keep coming back and John and Chad say it is because we have a cat (even though we have had this cat for 4 years and never once had a problem

I have been in my place for over a year. I have had an excellent experience wiith LPMG-Chad Colby in particular-whenever there was an issue to be resolved. I've found that communicating with him via email has been the most efficient and effective method. My issues have been resolved in a timely manner. After a year I would recommend LPMG to anyone seeking housing in the Philadelphia area.
