This is when the buyer and seller meets with a signing agent to review and sign the Closing Disclosure (CD), loan documents, if applicable, and title company documents; when money is distributed; and when equitable ownership is officially transferred from the seller to the buyer. The seller can choose to attend closing with the buyer to sign the seller's paperwork or the seller can choose to come in early and pre-sign their documents.

Buyers: the seller picks the title company but you can make suggestions. Do not sign the contract with this company listed as the settlement company. Suggest and use another to save yourself angst.
Sellers: do not put your buyer through this ineffective service.
Agents: beware, there will be issues with this place.

This is the only title company I will use! Surety Title has helped me with 3 transactions, and I have received excellent service every time. I did have a title issue from a previous title company, that needed to be handled and they were on it right away! One thing I love about this company is they will always find a way to get you to the finish line. They are very detailed, go above and beyond and really know their stuff! Not to mention they ACTUALLY pick up their phones, no automated systems! I can't tell you how much that is appreciated! Thank you for always being awesome!

All I can say is do your homework. I have only used one tilte company for the homes I have bought and sold in FL. I thought they were all the same. Boy was I wrong! To give the abbreviated version, all I will say is they were extremely rude to me, my loan company, realtor, and attorney. Oh yes read that last part again. Yes an attorney needed to be involved. My suggestion if you have to use this title company, as I did, make sure you have an attorney. Oh and how could I forget to mention the stellar accommodations for the closing. Picture this 4 pm Friday afternoon, sitting at a $10 card table

This company screwed up and did not go back and confirm that the lien on the house was completely closed. We got hit with a hefty bill and they will not take any responsibility for their mistake. This company is not thorough. I would strongly recommend avoiding this company at all costs. Terrible customer service.

So very disappointed with the lack of compassion and protection that this company has shown. You pay realtors and title companies for their experience to provide an accurate heads up and preparation. What happened to me was so obvious to so many but, as this was my first home purchase I was blind. So instead of this company pointing it out they just let it go and try and hide behind the mountain of papers you sign. Funny part is the papers even say it should be fixed if information becomes available which has but, they wont do it .
