When you enter into a real estate transaction, there is always the possibility of running into problems. Whether it is delay or disagreement between the parties, in real estate, issues are much harder to resolve after they happen. The best way to avoid conflicts and protect your interest when buying, selling, or leasing Arizona property, is to have an experienced Arizona real estate attorney at your side during every phase of your transaction.

At the Law Office of Laura B. Bramnick, we offer the experience and abilities of Arizona real estate attorneys who have a comprehensive understanding of the Arizona real estate market. With our expertise, we can anticipate complications, manage issues efficiently, and protect our clients?
Services
At the Law Office of Laura B. Bramnick, we have over 30 years of experience in the mortgage and real estate business and advocate for our clients while providing critical insight into Arizona real estate transactions. We offer services with general real estate law, including residential, commercial, and land.
In Arizona, the law allows realtors to prepare purchase and listing contracts. However, when a non-attorney realtor drafts an Arizona real estate contract, things can and often will go wrong. When it comes to property contracts, one mistakenly placed word can significantly impact you and your transaction.
Whether you are a first-time homeowner or a seasoned investor, a buyer, or the CEO of a major corporation, avoiding Arizona transfer of ownership issues is going to be a major priority. This exchange is at the heart of any real estate transaction, and, not surprisingly, is one of the most common areas for buyers and sellers to encounter issues.
In a perfect world, every Arizona real estate transaction would go smoothly, with both sides walking away satisfied. In reality, even when you try to do everything right, property disputes can happen before, during, and after your deal is completed. You may have bought a home only to find that the seller failed to disclose significant property defects or damage.
As an investor, deciding to buy or sell Arizona real estate is significant. One misguided decision could end up costing you dearly and negatively impact your livelihood. That is why it is essential to know your market and the potential issues which could come up during any Arizona commercial real estate transaction.

Laura has been representing me on the sale of my home in Arizona. I reside out of state and wanted someone with knowledge of real estate law to review contracts and dealings involved.
Her firm has been a valuable asset to me during this process. Even the most simple transactions can have hiccups so I'm very glad to have her firm reviewing my sale and advise me as needed. They respond promptly and have given me information that I otherwise would not have been aware of.

Laura came in at the last minute, helped organized everybody and basically saved the deal. She took action immediately and knew exactly what to do. She took the burden and stress off of me and the transaction was a big success. She was responsive and professional the whole way through.

Advocates fiercely for you in the beginning but then after awhile will ignore or communicate with the bare minimum effort. If she doesn't know something she will research it but don't count on it being in a timely manner. Just remember every email is money

When my adult children's father died unexpectedly, we needed a local attorney in Scottsdale to assist us with numerous issues. Laura was a great problem solver. She assisted with the eviction of a tenant in a rental property who fought back, and helped resolve other complex issues pertaining to their father's home. She found resources for us for other issues the children were facing through her community connections. She was empathetic and understanding and went beyond the call of duty. As a lawyer myself I know a good one when I see her and Laura is terrific.

I would like to share with you about my experience with Laura B Bramnick.
I used Laura as my attorney try to file forfeiture of my sale agreement against the buyer recently. My experience was very unpleasant. After she reviewed all my documents, she charged me $650 for document review, including retainers for the next step. She said to file the forfeiture the first step is to have the Note servicing company to provide signatures on certain papers, and she contact them the for those. However, the Note servicing company refuses to provide those.
For the next few days, we’ve been trying to negotiate

Laura (and Blake) have been an absolute pleasure to work with. I retained her services and worked with her over the period of about a month or so. Since attorneys are busy people by nature, I really appreciated the personalized level of service I received. I felt like they took an effort to understand my viewpoint, and the end result was positive with minimal fuss. I'd absolutely recommend them.

If you take service from the attorney and realtor Laura B. Bramnick, you must be prepared to pay her far more than you should and suffer more headaches. her hourly rate is not high but she will make your case as more complex as possible so she has a chance to spend more time on your case and charge you more, in the end you pay far more than using a truly good attorney who charges a higher hourly rate but give you wise advice to solve your headaches or win your case. Laura is just like a bad dentist who doesn't completely cure your teeth pain but delay and long last your pain so you have to visit

Laura is an excellent attorney and someone I trust. She helped me with a crisis with an investment property in Arizona and was great to work with. Since I live in another state I had no idea of what to do but she calmly led me through the process. I recommend her highly.

I've had the privilege of working with Laura Bramnick on numerous occasions. Over the past 6 years my firm represented hundreds of people in the short sale process with their home. Laura was retained by my sellers to ensure they were released from any future liability after the sale. I refer Laura to anyone that has a need for legal council.

I called Laura Bramnick's office to set up an appointment and was pleased to be speaking directly to Mrs. Bramnick. She set me up with an appointment that same week. When I entered our meeting, I was confused about how to handle a possible short sale situation while going through a divorce. She was sensitive to the issue and extremely knowledgable on how to handle it. I am so grateful for Mrs. Bramnick's advice and for taking the time to educate me on how to resolve my issue quickly. I would highly recommend her and I will be back when I purchase my next home.

It's a shame I can't post No Stars. During initial consult provided all the pertinent facts to her and she stated she was certain she could handle the situation. Paid her, a week later heard that she wasn't able to handle the situation as the Debtor was out of state. Really? We told you that in the first conversation. However it took her an hour at $270 to read that in the 2, I iterate TWO page contract. Really?

Always look for the 80/20 rule and Ms Bramnick falls in the lower 80% IMHO.

It's also sad when someone has to go out and recruit testimonials as Ms Bramnick
