Cottonwood Grove Apartments

Great place to live! I only moved due to job relocation. Staff was friendly & helpful from day one through my move out. Complex is kept clean and safe. My 1brm apt was updated w/ new carpet & appliances. Rent was fair and some of the most affordable in Clovis area. I really enjoyed my experience at Cottonwood Grove. If I wasnt moving I would renewed my lease. Its worth it to check them out.

We lived in Cottonwood grove from 4/2015 until 7/2019, my husband is active duty Air Force and we paid rent on time every single month (autopay). We were great residents of this community and never had any other major issues. (maintenance was slow on fixing our requests)

Anyhow, we moved out in early July when we got orders to our next duty station (Alaska) and we were promised a portion of our deposit back, a decent amount of money that we could really use right now. I really wish I had read the reviews before I became a tenant here. When I had applied, I had to place 1600 deposit to move in. I had told them I needed a place before the 25th, which is when my old lease was ending. They told me they had an available unit ready by the 15th, thinking this was good timing. Also placing money before the 15th, my place should have been inspected and ready to go. WRONG! Absolutely love this place. The negative reviews are nothing compared to actually living here and experiencing it. Since moving here we haven't had any problems, it's so quiet and peaceful. We live downstairs and can't hear our neighbors upstairs which is amazing. The management here is caring and friendly, they made sure we were settled in and made sure that we were comfortable. Everybody here is friendly , and very respectful it's always a hello or even a conversation. Wouldn't wanna live any where else.

We lived here for a little over 8 years and I must say the last 3 years were the most pleasant. Cindy is a true asset to the place. She is easy to work with-which I can not say about the previous 3 landlords. Many of the complaints I've read are pretty common complaints for apartments. I would give this place a 0 star if I could... I pay way too much to live in a roach INFESTED apt... We complain and complain and they do nothing... We were promised multiple things moving in and nothing was followed through on... My family was fortunate to live in this community for two years. Maintenance staff was always prompt and courteous. The amenities were very nice and well maintained, the location terrific. It is discouraging to read the negative reviews relating to management: they do not reflect either our family's experience or a "real life" perspective. This apartment complex is awful. Within 5 months of living here there has a multitude of basic appliances that have had to be replaced. For example, we needed BOTH a new garbage disposal and refrigerator replaced after several members of the house have requested multiple maintenance orders. The leasing office is not helpful, they tend to have an attitude when raising concerns and it takes a long time to hear back with results. Kramer (Doxie) and I, Rosalie stopped by last week to walk around the grounds and we were so impressed!!! Kramer loved the fact that there were no speeding cars! We met Cindy, the Property Manager and Alyssa, the assistant manager who are so sweet and awesome to work with!!! It was such a positive experience!! 1. The jacuzzi was closed for the entire two years that I lived there. 2. Only one of the pools is actually clean enough to swim in (the one by the office that everybody sees). 3. Maintenence is slow and sometimes just doesn't come at all. 4. Heating and cooling is very expensive because of old equipment poorly sealed doors and windows. 5. Lots of Cockroaches.

If I could give zero stars I would!! I lived there from 2011-2013 and it was the worst experience ever! From day one there was black mold in the toilets and on the walls in the master bath. When I mentioned this to Pam, the manager at the time, she immediately responded, "we can't do anything about you being dirty people." ON OUR FIRST DAY! Big mistake moving here. Haven't been here for too long and I should have listened to the reviews, so if you are reading this..... DO NOT even think about moving here because I guarantee you will regret it. Apartment was thrown together, broken tiles, carpet coming up, mold under grout and silicone. Bare minimum appliances. Pools are disgusting and spa hasn't worked in about a year. Instead of having a real pool company to take care of the pools with the right chemicals the complex has a couple guys who know nothing about maintenance. Lived here for 14 months, worst experience ever! Not worth the extremely high rent they charge tenants. If you are thinking about moving here save yourself the headache. Looks are very deceiving. Pool was disgusting all summer long and they refuse to hire professional pool maintenance. If something breaks or stops working in your apartment it'll take weeks to months to get fixed. Management is unprofessional and shady. Grounds are not kept well and an overall unfriendly place to be.

Not worth the premium rent they are trying to charge. Current manager is very curt and abrupt. I lived there for 4 yrs from Aug2012 to April2016 because my daughter went to Buchanan HS. Overall, a mixed bag. Very good location, the staff are friendly (people have reported staff being rude...I haven't experienced that), maintenance responds to issues in a timely manner, apartments are spacious, etc. My biggest complaint is about the state of the apartment itself. Bathrooms are prone to mold (along windowsills and the ceiling), the cabinetry is old and peeling, the appliances are old, the kitchen needs to be remodeled, the tile in the bathroom and kitchen is white and always looks dirty, the carpet is old, etc. If some money is spent to remodel the actual apartments themselves,

Extremely disappointed in management!!!! We had an appointment at 2 to look at an apartment and when we got here there was a sign on the door that they'd be back by 1:30. Yet no one was here when we arrived. We sat and waited for a long time and Pamela never came. Decided to leave and not come back here if this is the way they treat their customers.

It has now been over a month since we moved into Cottonwood Grove. I do not know why one of the reviewers spoke about a mold issue. As long as you run the fan while you take a shower there isn’t any build-up, there isn’t even any condensation build-up on the mirror. I asked Pamela about the “flooding” issue and was told there are a few apartments who can have that problem, BUT the office will give any apartment with flooding problem sand bags so it doesn’t happen which the office will pick up after the rainy season or you can keep.
