Fees, fees and more upfront fees. A few hundred dollars just to start the conversation. Misleading explanations of refundable versus nonrefundable fees and availability of unit floor plans. Bottom line response from them (after paying the fees): Get put on a months long waiting list for the requested floor plan or take what they have available or forfeit all deposits/fees. Felt more like a slick timeshare sales experience.

This place is beautiful! My Fiancé and I took a tour of the facility and absolutely fell in love with the complex and the apartment we viewed. Rachel was the one showing us around, I cannot say enough good things about her. She was friendly, professional and laid everything out for us so we could have a complete understanding of what we would be getting into if we decided to apply. I am very sad to say we did not go for the unit since it was a bit over our budget, but whoever gets that apartment is one lucky person! Highly recommend checking out Tuscan Reserve if you are looking to relocate.

If you’re looking for a beautiful, quiet, spacious, and friendly place to live in the Palm Coast area, look no further! Since my first experience with Tuscan Reserve I have been very impressed with the way of life here. The apartment homes are equipped with the nicest, newest appliances, I love my balcony lake view and the residents here are very kind and friendly, you really feel apart of a family when you live here. I couldn’t be happier with making the choice to call this home for me. Also shout out to the great front office staff, Jonathan, Rachel, and Jena, they will help in every way

I cannot say enough wonderful things about living at Tuscan Reserve. The grounds, amenities and units are all exceptionally beautiful. The neighbors are all friendly and considerate of one another. The utility expenses are minimal and the pricing is wonderful especially compared to everything you get in return. Last but certainly not least, the staff is incredible. They are all very friendly, extremely helpful and knowledgeable. Best neighborhood in the county, hands down. I highly recommend Tuscan Reserve to anyone looking for a place to call home. My friend Jon and I got a condo here and honestly from the amenities to the property management its a renters dream. I wish i could buy my condo here. Rachel and Jonathan have been beyond helpful and Ms. Bethany the manager was hands on with my last situation. 10/10 would recommend and am already going to renew my lease next year. This place is amazing for dog owners and people who want to relax with neighbors who quickly become friends. The community setting here is honestly to dream of and so homely. I love Tuscan Reserve

Everything from the move in day, to the amenities and even getting a work order completed has been phenomenal. The staff at Tuscan Reserve is always ready and willing to help with a smile. This is supposed to be temporary living while our house is being built, but they are making it difficult to leave.

I’m very much enjoying my first month at Tuscan Reserve. Jonathan was tremendous and provided a great deal of hospitality in welcoming me to the area and helping me to feel at home. Rachel, Jenna and team have been very pleasant, responsive to any of my concerns and demonstrated nothing but warm-hearted professionalism. I love the amenities, the view of the lake and my contemporary-upscale unit! It’s location is perfect - central and within minutes of the beach. Hard to ask for anything more.
