An appraisal is a valuation tool used to verify a property's value. The mortgage industry relies upon a qualified independent real estate appraiser to guide them in their financing decisions. But this is not the only reason to get an appraisal. When it comes time to sell your property some times it is better to get the opinion of a real estate appraiser that has no financial gain in the transaction of your home being sold.
Question: Does the appraised value of a property vary, depending upon whether the appraisal is preformed for the buyer or the seller? Answer: The appraiser has no vested interest in the outcome of the appraisal and the estimated value should be objective and impartial. Question: Are appraisers hired only to estimate real estate property values for purchase transactions requiring a mortgage?

They provide False measurements to the Lenders. The guy Joseph Z Liang came to my house, spent a lot of time measuring everything and gave inaccurate measurement of my lot size which directly impacted my loan. My lot is more than 10000sqft where as he wrote it as 6000sqft in his appraisal report. This impacted my home's value by significant amount. Pls beware of these guys.

If I could give this place less stars I would. I paid for my appraisal, never got a call to have it scheduled. When I called the company to schedule my appraisal they let me know they were not scheduling appraisals at this time due to covid 19. I called back a week later and spoke to the owner and they said this was not true. So he scheduled an appointment for a week later. He says that's the earliest they had. My appt was scheduled for a tuesday. No one showed until thursday. They only appraised the house from the outside and I was told the appraisal would be accurate and would be ready in 1 day

They sent out a very nice man, however, he broke our garage door. He was nice about it. They went as far as sending people for 2 appraisals to have it fixed. Then they stopped answering my calls. Finally the OWNER called me and was very rude on the phone asking if I wanted money and what I wanted out of this. I politely told him I just want my door

Worst real estate appraisal company to use, stay away.Appraiser 3 hours late to appointment with no phone call, only to end up canceling after waiting.
The most unprofessional company and people to work with. No respect for anyone elses time but their own. Incompetent coordinator for scheduling of the appraisers and daily jobs.
Would never use again or recommend them to anyone.
