Real estate appraisal is as much art as it is science, and experience really matters. While it takes nearly 3 years to earn a license as an appraiser, many more years are required to become highly proficient. Each of our appraisers has attained the highest level of licensure a residential real estate appraiser can achieve from the New York State Division of Licensing Services, which regulates and oversees our profession.
Most appraisers have no experience doing appraisals for anything other than mortgages, where a target value is provided by the bank. Hiring these appraisers increases your odds of getting a bad appraisal that is wrong and could be challenged or rejected. Most appraisers don't. Knowing that your appraisal will not be challenged or rejected is as important as knowing it is accurate.

Brian did an appraisal for my father's mixed use property of 5 commercial and 5 residential units. My father and I live out of state, so we arranged for Brian to meet with our property manager for the inspection. Everything went very well. Brian was responsive, on time, and provided excellent value. Highly recommended!

I made the mistake of working with this company. They appraised my multi-family property in queens and sold me with false promises on the phone. They told me that they would bring the value in above a certain number but when I received the report it was much lower than they had promised and when I tried to speak to them about it they were very rude and short with me!
When I researched this company I came to realize that the owner - Kevin Donegan - is not even a certified appraiser!
This company is all about saying whatever they need to in order to take your money.
