We are very pleased with David’s work. This is our second time purchasing a home. We are coming from Nashville,TN so you could understand how a great inspection we where looking for. David met our expectations and more, detailed, responsive, very knowledgeable! What amazed me was he physically checked the roof (no drone) our first home inspector was no way compared to my second experience. He may be a GREAT home inspector but a terrible driver. Get off your phone and drive. I watched you swerving all over the road for 8 miles without the ability to pass you because you were doing 60 mph in the left lane beside another vehicle in a 70 mph speed limit. I cannot say enough positive things about this company. Our realtor who has been in the business for >12 years recommended David to us due to years of good service. We are first time home buyers and David helped us to not loose thousands of dollars. He pays attention to details that we never noticed and picked up on multiple short cuts that the renovating contractor took to save money which would ultimately have cost us a lot if it was missed. Before purchasing a One Year old Beautiful home we hired Monsivias Inspections and I am so glad we did ! Monisivias inspections Saved us over 300k and from a nightmare waiting to happen. This home was beautiful and absolutely perfect to the average buyer. What we could not see was another story.. This home was not built to code and many short cuts were taken . We were willing to pay top dollar for this home and Thanks to Monsivias Inspections in San Antonio we did not. This home was beautiful from the outside and Ugly on the inside. Very rude and unprofessional.
Made rude comments,had a bad attitude and left all the blinds up in my home I had to go back and ask then to put everything back how it was before they began their inspection.. tested my fire alarms without watching me first and scared my toddler and newborn.. broke my window sill piece and didn't even tell me or tet to fix it. They were a mess and all over the place... never would reccomend them to anyone. if I could give zero stars I would.

David Monsivais was very detailed and answered all my questions about a house that we are looking to purchase. He encouraged us to find out if recent installations were completed by licensed contractors. He identified a few things that were not installed correctly which helped us negotiate a lower price and repairs to be made before closing. His report was thorough and included clear pictures. Awesome - detailed - great work. Inspectors really took their time throughout our home to check everything. They got on our high pitched roof to check all shingles. Came back with our inspection report that same day and everything was perfectly described & photographed. My husband & I were both very happy to of hired Monsivais Inspections.

What an amazing experience! Communication was immediate, even after hours. Called to ask prices. David taught me so much in our initial contact, I knew he was our guy! Was on time, personable and oh so patient with a cranky homeowner AND all our various questions. I can't believe how totally thorough he was. Turned out our 'perfect well maintained dreamhome ' had some serious issues we never would have known about! Our final report was over 30 pages complete with pictures. Get an inspection and have David do the inspecting!

I just finished my first inspection on hopefully my first time home. Mr. David Monsivais was highly recommended, and now that I've seen his work I can certainly see why. He was very professional, polite even showing up to the home before sun up. I never expected an inspection to be so educational.
