Services
Are you forced to keep up with the ever-changing fair housing laws and other legislation regarding tenancy, including lead-based paint and toxic mold policies?. Do you dread confrontation with tenants, trying to convince them to take care of the property better or start paying their rent on time?. Do you cross your fingers, hoping that you won't have to deal with the move-out / advertising / move-in process that occurs between tenants?.
Investors have completely different needs from people who purchase a home for their personal use. Investors are looking for properties based on their long or short term financial goals. Cash flow, potential rent, current and future market conditions, property taxes, and insurance are all factors that an investor will consider.
While the reasons our clients choose professional management vary, here are key reasons many people elect professional management over self-management. Experienced landlords have discovered that the cost of our services can be cheaper than the cost of a bad tenant. The background checks that we provide are much more thorough than a landlord can get.
We use professional vendors that are licensed and insured to provide you with the best service available. We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental. All deposits that are retained by us are kept in a State monitored escrow account in a FDIC insured bank.

These ladies are unprofessional as hell can’t keep track of payments or credits paid luckily I kept all receipts and didn’t have to pay an extra 500$ towards rent I already paid for… they don’t hand out proper leases for their rentals and they can’t keep anything organized. They don’t care if it’s your entire paycheck they just “loose” the payment slips and credited checks so if your not careful they’ll completely screw you over. Trash realty no organization, not a thought in those girls brains

Moved out on the 19th of august mind you already paid for the whole month. They had someone move in by the 21st ( not looking, moving in) they then tell me that I have to wait 45 days to get my deposit back. I’m trying to go back to Kentucky to be with my kids and now I don’t have a home because I’m waiting on the money that is owed to me. Very unprofessional

Bills were piling up in September and I owed $150 on September's rent, so I went in today to pay off that balance. The two ditzy ladies that usually man the front desk forgot to put into the system that I paid 700 of the $850 rent last month, so they were adamant that I owed them one full month in back rent instead of the $150 balance. Thankfully I had a receipt to prove I paid $700 for September's rent or else I would have been in a sticky situation.
These ladies need to be much more careful and attentive about this stuff because they could cause someone to be served an eviction notice even though

Called to inquire about listing my property for rental.
The lady, didn’t get a name wasn’t very professional. Asked her questions, well tried too. She kept speaking over me. I got to the question about late fees. She informed me they charged $150 late fee after the 3rd of the month. I asked, this goes to the owner- me, correct? She said no, it goes to us. I said why would it go to you? She said. We have to go out and collect the money. I told her that’s part of her 10% management fee. Why should I not collect my rent in a timely period and you benefit from it? She said. Oh we can work something

Awesome Realty and Management company. Have rented through this company before and it was quick and easy. I do like how a lot of the rentals are pet friendly so that is a relief as a dog owner.
New rentals posted each Monday online or physical advertisement in-house.
One downside to paying rent is that there was a requirement for physical visit to the office each month. Would be nice if there was an electronic option.
Would consider Nautilus Realty and Management again for future needs.

DO NOT RENT FROM THESE PEOPLE! They do not care about the properties they manage or the people who live in them. They lied from day one about the property we rented. Advertised it with a pool but the pool had a leak and needs to be resurfaced and no pool cleaning service(and we called several) would touch it. Lived there 2 years and swam in it once. They were notified in February about mold in the walls, but they never did anything to address it. The company that did the mold inspection said just changing the nasty thread bare carpets would have made a huge difference in the air quality of the
