Services
345 Flats is a student housing community located directly between Kent State University (KSU) and downtown Kent. It is the only off-campus college community that provides pedestrian access to KSU campus and downtown. At Book & Ladder, we create a home for our guests where we connect, imagine, and exceed expectations, so that together we can become something more.
Granite counters are excellent for student housing because they are durable and easy to clean. Plus, they look stylish inside the fully-furnished apartments. No matter the season, with central heat and air conditioning you will stay warm during winter months and remain cool during summer days. The high-quality flooring in each unit is easy to maintain and provides a modern look that compliments the stainless steel appliances.

Jan 2022: Do not sign a lease for this place. It would be a big mistake. I'm a proud KSU alumni, my daughter lives here and I wish we could get out of the lease. I used to sing the praises of this place. I was wrong. The management is inflexible. The price is OUTRAGEOUS. The WiFi is weak. There are other places to live that are much better. I am SO very disappointed. Realty management is not an easy endeavor. But there is SO much room for improvement with 345 Flats.

January 2022: I would give zero stars for this place because it deserves no better. Upon move in, one of the desk chairs was bent straight back so we pushed it back. I guess we should have recorded it as faulty because a few months later the chair back snapped and they charged $100 for a replacement chair-which wasn’t even a desk chair but a straight backed dining room chair which isn’t worth $40 at Walmart.
The parking is a mess. After the blizzard of January 2022 parking spaces were not cleared by evening. Our daughter had to park downtown 2 blocks away and walk in the dark and freezing

345 Flats has reasonable accommodations like a gym and a study lounge with a TV, however they lack the responsibility to get back to you on time about things, whether it be an inquiry about your utilities or their so-called "damage fees". With no damage done, it felt like a huge rip-off being charged nearly $90, with literally no explanation. The bill is just listed like some price tags. I contacted their office to ask why I'm being charged for no damage, and they said they would get back to me. However, no response or chance to explain why I'm being charged post move-out. They also rip you off

Wish I could give a zero to be honest. Not enough parking spaces for everyone. So if you cant park on site have fun walking for 2 blocks in the snow in the wintertime. Everytime I would try to call them it would go straight to voicemail. I had alot of friends never get emails or texts about packages being received. The electric bills were too expensive in the wintertime, like more than 50 per person. Some of the staff was nice, others werent so much. I believe I was paying for more than the quality I was receiving during my residence.

I don’t recommend this place to anyone, it’s just a money grab for these people. They lack hospitality and any empathy. If their is any time of problem it will take at least a week regardless of how small to hear back and the majority of the time it stays unsolved because they seem to just be incompetent. If you want anything done you have to be persistent. Not to mention their staff may just walk in your apartment unannounced with no respect to your privacy. It is also extremely expensive for bad WiFi, low water pressure in the showers and inconsistent heating and cooling. Which is not a surprise

I would give 2 1/2 stars, great place to live but if you don’t get a on sight parking spot...you might as well live somewhere else, especially when you pay a lot to be living here in the first place. There aren’t any alternative parking options close either since most parking is only 2 hrs or have time restrictions. There should be a bigger parking lot or more parking options on sight for how many people are living here, not worth the money if you have to move your car every two hours to avoid parking tickets or park in the parking garage downtown. It’s inconvenient, otherwise everyone here

I have lived at 345 Flats and have loved it! The staff is great and are always willing to help whenever my roommates or I have a problem. It is so nice how close it is to downtown Kent and being able to walk to a restaurant or bar without the hassle of parking! I definitely would recommend getting a tour and learning more about it here!

My Husband and I loved living here our first year in Kent! We drove across the country from California and this was the first place we called home out here in Ohio! We loved the location and the views of the sunset from our spacious Studio Apartment. We loved having the washer dryer in unit, and the full sized kitchen appliances made cooking so easy! The staff always went above and beyond and were always super helpful and accommodating!

Although this place seems to be one of the best places for residency, sometimes you may get threatening emails from the management team although you already took the rental insurance, shown below.
"Per your lease agreement, you are required to hold a $100,000 liability insurance policy to maintain compliance with your lease agreement. This requirement has not changed."

The staff at 345 Flats has been nothing but accommodating and understanding for the past year plus. I feel very confident saying they are the best staff in any housing complex in Kent, including maintenance.
Overall, I have enjoyed my time living at 345 Flats. Close proximity to downtown, close to campus, in-house gym, and the office staff as mentioned. Apartments are nice, for the most part.
However, the parking situation is not great. Guests have nowhere to park, whether it be during the day or overnight. Street parking (risk) or pay-to-park in the PARTA gateway ($) is the staff recommendation

I loved living here from August 2018-May 2019. The apartment complex is new and fully wheelchair accessible. The ADA apartment had lower granite counters and the shelves in the closet were lower. The apartment was spacious and there was plenty of room for my power wheelchair. The staff members were great and so helpful. There is a gym, lounge, and study rooms. The only thing missing is visitor parking.
