Trace Inspections, LLC is an independent inspection and consulting firm owned by nationally recognized consultant and inspector Scott Patterson, ACI. Our normal service area is a 100 mile radius of Nashville, TN, but we often accommodate our clients in locations outside of this area as needed. Scott is more than just a home inspector, he is your private consultant for as long as you own your home or building.
Scott has owned and operated a full service property inspection and consulting firm since 1995. Since 1995 he has inspected over 9,000 single family homes; 1800+ EIFS/Stucco and AMSV clad homes and buildings and hundreds of commercial buildings. His primary business is centered on residential and light commercial building inspections for individuals purchasing existing homes and commercial buildings.
The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the house itself has any hidden problems that could become costly surprises down the road. As professional Home Inspectors, its our job to look for those problems for you.

This inspection is designed for those times when you need to have a home inspected quickly before you make an offer on the home. In todays market sometimes you need to inspect a property before an offer is made due to the time sensitive and competitive nature of the market.
Our general home inspection covers the home from the foundation to the shingles on the roof. Each inspection can be customized to your needs. Quality inspections start at $375 for condos, apartments under 1000sf, with larger homes the inspections fees are based on the size, age and location of the home.

Mike Smith is the one that did our inspection. We were extremely pleased with it overall. The report was VERY thorough (43 pages) and listed everything from issues with our foundation and mold growing under the house to even the smallest things like the leaking shower head and dirty air filters. It was also very detailed in explaining each of the issues and included pictures with graphics that went along with it. I would recommend checking the sample report on their website; it is EXACTLY what you get in your report.

We bought a new house last year and used Trace Inspections based on their reviews. They did a good job, found a few things for our builder to fix, and provided us with a thorough report.
Their true value to us became evident when we decided to have an inspection just before our one year warranty period expires for our builder to fix things. We've had a lot of issues related to the settling of the house such as more than normal moldings pulling away, ceiling cracks, floor warps, etc.
Mike came yesterday and the first thing he did was take a few marbles out of his pocket, put them on the floor

Mike is professional and easy to work with. Because we were moving from another state, our inspection day and time needed to be changed a few times, and Mike was so accommodating. He emailed a reminder about the upcoming inspection, and his electronic agreement and pay option are super convenient. I recommend and would definitely use Trace Inspections again.

Mike Smith conducted my pre-closing inspection yesterday, and because of COVID-19, started the inspection by his lonesome. Trace Inspections sent instructions for when to arrive in advance of the appointment, answering that question before I had to ask. When I arrived, Mike was hard at work going through the house's attic and heading to the roof -- when he found me measuring window casings, he explained what he'd found so far and went about conducting the rest of the inspection, talking through things as he went. Overall, I'm very satisfied with his professionalism, and am thankful for his attention
