Maintenances is slow to respond to repairs, sometimes weeks. The complex management left an apartment unsecure while the tenant was away for the weekend after the fire department broke in the door due to a faulty smoke alarm. At the end of the lease the management withheld money for a dirty blind and a closet that was not vacuumed to their liking. Personally I think it is petty to do this to a college kid that was a perfect tenant at your complex.

Close to campus, the landlady is friendly and chill about being a bit late on rent (and late fees are extremely reasonable), laundry room on property, maintenance gets done in a reasonable amount of time. I had a stinkbug problem in my apartment, though, and the windows/sliding door was extremely drafty. We hung flannel sheets over the balcony door, and it helped a bit, but we had to put packing tape over the gaps where the window screens met the frame to keep out the stinkbugs.
It also is kinda expensive for the size, but it is in a prime location for students.
