During our time renting from this Realty company I was completely shocked on how they conducted business. They were so slow on responding to e-mails. I constantly felt I had to chase someone to get and answer for anything and also felt that a lot of things that are standard for a renter where not completed when we moved in (lack of standard blinds in the bathroom and one of the bedrooms and etc). If one person told us one thing the next person would say something completely different. The worst renting experience I’ve ever had. Very disorganized. Came into our unit without 24 hours notice even after multiple heated email threads, while maintaining that they never did that. Due to their mistake we did not have electricity our first week. Moved out early because I was done with the insane amount of showings constantly happening throughout the lease. They once showed our apartment on January 1st @ 9 am! Literally who does that? If you respond to a showing notice saying it’s not ideal, they will literally still come. I rented from OCF for three years. In summary, I'll say that they weren't the greatest, and that's putting it nicely. While the unit I rented was very nice and reasonably priced, there were seldom times where my concerns felt heard and/or valued as a tenant. I've rarely communicated with anyone at this company with a baseline level of competence. All they really cared about was whether or not they got their rent check every first of the month.

At this point, I am only referring to OCF as slumlords, because that is what they are. Since moving into a house managed by them with my roommates our toilet has stopped working numerous times, along with other major damages to the house. They do not arrive quickly to fix anything, and they NEVER fix it correctly. We only have ONE toilet, one bathroom for 4 people. More than once they have left us for at least a day, sometimes more without a working toilet. This is inhumane. 3 of us are transplants to the area. I don't know anyone nearby whose bathroom I can use in case of emergency. All businesses

From start to finish, OCF and Kevin M. did an absolutely incredible job helping us with the purchase of our new home. Kevin was extremely responsive and helped us successfully navigate what turned out to be a very complex transaction, including working hard on our behalf at all hours. I lived in one of OCF's properties for Eleven months. Now that I have received back my security deposit, I will happily share the horrible experience my roommates and I had living there.

There is a person who relies on a wheelchair on my floor and, after the fire department was called because someone was stuck in the elevator, the elevator was turned off and she is now unable to get into her apartment. We are currently waiting for the fire department to aid her in getting into her home, but OCF has been entirely unhelpful.

They don't entertain virtual tours because "all of their agents are busy all the time". We called them up and explained that we currently live in another city and are moving to Philly in Aug. We said we would love to see a couple of apartments via a live virtual tour. The agent just flatly refused us saying all their agents are perpetually busy. Apparently they prefer people who see the apartments in person and consider them as serious candidates! We were told to put in an application and only then can they give us a virtual tour!!

Craigslist has gotten both spooky and wonky over the years when it comes to housing searches. Many of the rental listings on it don't exist in reality at all. Some are scam posts copied and pasted from legitimate MLS listings and set up as available rentals merely to secure 'key deposits' (and you'll never get that key because the dwelling isn't real) for properties that are off market, actually for sale, not for rent, possibly properties often

I currently rent from OCF and have no complaints. They answer emails, phone calls, and maintenance requests very quickly. There are even times I've locked myself out at 1-2am, and they had someone here wishing 15-20 minutes to let me in.
I feel like renting is all what you make it, just understand the lease you are signing so you understand what boundaries there are so there's no miscommunication.

My phone calls and inquiries were easily obliged to take a look at the building I was interested in viewing. When I got there, Robin took her time to show us various options. She then proceeded to do a FaceTime tour with me a few days later when I was out of town and wanted a second look to make a decision! She was kind and professional throughout the entire process. I appreciate that OCF is the leasing company as well as the property management so it was one seamless process all the way through, and I'm looking forward to the same level of service now that I am a tenant.

On top of being gentrifiers running shoddy cafes, they have terrible property maintenance with awful customer service. I lived in an expensive apartment managed by OCF for years which also contained one of their coffee shops. The whole building was overrun by rats that they did nothing to manage. We caught or killed 10+ rats and tried to block up holes endlessly to no avail. We also had heavy water damage that burst through a ceiling which they literally never repaired in 6+ months of documented complaints and calls. After move-out they gouged us with a ton of outrageous and ridiculous charges

Landlords- DO NOT put your tenants through the pain of dealing with OCF. You probably have to pay a lot for them to manage your properties, however, the last thing they do is manage anything. As a tenant, we have put in multiple service requests, requests that required immediate attention. However, it took MULTIPLE follow-up efforts by us tenants to make sure the requests got resolved. NEVER were the requests resolved in a timely manner. For example- they will tell you a repairman is coming and then email you at the end of the day to say they
