I moved to 1287 Shoals Apartment Homes in July of this year (2021) and couldn't be happier! The move-in was extremely organized and professionally orchestrated! My apartment was spotless when I moved in. This apartment complex is by far THE BEST one in which I have ever resided! Thanks 1287 Shoals for welcoming me to Athens . . . I'm truly home!

The experience so far has been great since we moved in and even before that .
because we came from Europe we couldn't check out the appartement(s) out before , the left no stone unturned to help us out with the video tour and the countless phone calls we made to get everything sorted out prior to moving in .the appartement it self was really above expectations and clean ! the grounds surrounding the appartements are kept clean and well looked after . and the amenities at the community are what u expect tidy , clean and well looked after . and they keep u well informed about everything ; like parties

Well kept grounds and kind staff. Unfortunately parts of the contract they have you sign are predatory. Signed a one year lease but you are expected to give a 60 day notice in writing to be let out of your one year lease. This is my third lease in a row and the first time I have ever had to do anything like this. I now have signed another lease somewhere else and even if I move out before my lease expires I am required to pay 300$ + 2 months of rent at a "Premium." Great!

I am writing this review at 1:52 AM after getting woken up for the THIRD time in the last seven days between 1:30 and 3:30 AM by people playing loud bass in the parking lot. I have complained countless times to the complex about the bass issues that persist day and night. The complex sometimes talks to the people responsible, but the problem is persistent. I am moving out soon and look forward to sleeping again at that point.

Have been living on Cedar Shoals Dr for as long as I can remember.My brother just bought him a house. I hated to see him girl from his apartment complex. Ms.Ronda is nice and friendly . She cares truly about the tents and goes out her way to make sure they are happy. The renovation on this apartment complex is great. Its worth everything $$$ spent

We have really enjoyed our time here. The apartment is incredibly nice for the price. It is close to campus so if you are a student that helps, but it also isn't a student dominated living area. Making it quiet and much better than living in student housing or apartments near campus. I would highly recommend these apartment to anyone looking to move to the Athens area!

I have only been living here for a short period of time, but I absolutely love this community. The grounds are well kept, the apartments are spacious, I feel safe and Mrs. Rhonda is super sweet. I had to move last minute due to a recent landlord wanting to no longer rent out a home and Mrs Rhonda was quick to respond and made the entire moving process less stressful.
When I moved in, the apartment was super clean. I had a new tub, sinks, and appliances. Compared to other 1 bedroom apartments, you may pay the same amount downtown but at 1287 shoals .... you get so much more space and quietness

Do yourselves a favor and please do not live here. I have recently been forced to move out due to their negligence. We put in a work order for pests less than a month after moving in. After almost a year of telling management (Autumn and Rhonda) about the issue of critters in the ceiling, they finally hired a critter control person to come look in the ceiling (after I asked permission to get my own) sure enough there were layers of feces in the ceiling space (the mice has been there before we moved in) and NO ONE in management informed us, the critter control vendor was the only one who let us

The complex itself is pretty and clean for the most part. Neighbors and residents are super friendly. But the office staff is the reason I'm relocating. If something goes wrong prepared to be talk down to in a condescending and dismissive tone. The most recent occurrence violated my security. I scheduled an appliance pickup on a day I knew I would be home all day. Therefore I purposefully did NOT sign or even print out a key release form. To my surprise my key was given to them anyway to enter my apartment alone. When I called and asked Autumn why this occurred, she dismissed the entire situation
