Mallard Properties, a locally owned and operated company in Eugene Oregon, was founded in 1993. As University of Oregon Alumni and supporters, we appreciate the challenge faced by students to find suitable off campus housing. While the U of O has modest housing options for under classmen, the demand for student housing for upper classmen and graduate students grew difficult to find.
When you are a resident of Mallard Properties the service does not stop once you sign your lease. To make your renting experience enjoyable we provide numerous time saving tools. For all our properties we offer online rent payments, so you can forget about paper checks, and online maintenance requests, to make sure your issues are addressed as quickly as possible.
New this year! Designed to help our resident(s) save money by teaching you how to use the provided systems in your home and resolve the most common tenant billable maintenance requests. The best part, it is a Virtual Tour! No appointment's necessary! This can be fit into your schedule when you have the time.
Becoming a Mallard is a lot like becoming a DUCK! New friends and new places bring along new responsibilities and great opportunities. Mallard Properties is dedicated to helping these young Mallard's learn some of the next steps in the process of becoming independent. The majority of our residents are full-time students and may not have previous rental history, substantial credit history, or adequate income.
If weather conditions warrant, keep your heat at 60° F; this will help keep any pipes from freezing. Also know, as a courtesy, IF we see an emergency has occurred, we will take care of it and contact you immediately. It might be a good idea to contact the Post Office and request a hold on your mail until you return, also do the same for newspapers, etc.

I lived at the treetops next to 2125 Franklin last year and this apartment is not a good deal. Normally the train wouldn't be an issue, except for the fact that it honks right behind the treetops complex because lots of homeless people live on the tracks behind the complex. The walls are paper thin and you can pretty much hear everything from neighboring apartments. There are many neighbors that blast their music throughout the day and it would be able to be heard over my microphone for my online classes. Noise complaints don't do anything and because everyone in the building files them, it was

If I could rate this place in the negatives, I would. Took the entire deposit and was very transparent in the way they literally scrape at every single penny. Spent two days cleaning and following the move-out instructions sheet to the tee and also COVID prevents final walkthroughs so that is all the guidance we had. Not professional and not worth losing your money for a company that is pure a capitalist dog. Have a video of the final move-out to prove my side so hopefully they come around before things get ugly :/

This is by far the best rental company I have came by in Eugene. Even better than Von Klein and Bell Real Estates. The two secretaries Jessica and Sandy are the best people in the world. Their communication and administrative skills are top notch. If your seriously moving to Eugene and wanting a place to rent for some time; I would highly recommend that you rent through Mallard Properties. They are professional and polite in so many ways. Also straight forward when it comes to the demands of the tenants. We'll miss you!

My fiancée and I each had Mallard Properties as our landlord for two years. It was easy living the entire time. Maintenance was prompt, helpful, and thorough. Jessica and Sandy in the office were extremely helpful with anything we needed and super nice. I highly recommend going through Mallard Properties.

I have loved working with Mallard Properties. Sandy and Jessica are always very kind, patient and helpful. I have rented through four other Eugene property management companies and they were all very unprofessional and a nightmare to work with. Mallard is in it's own league. It's run smoothly and professionally. They are wonderful! I feel very lucky to be with Mallard and I highly recommend renting through them.

Mallard was helpful fixing things quickly when something broke. It was through an online portal which made it convenient to submit requests. They also were pretty fair about the deposit refund. Most of the times we did have to communicate with the people in the office, they were very rude. Sandy was recently hired and is extremely helpful and nice. If you have any issues, I suggest going to her because she is the only one that cares about your problems and is willing to go out of her way to help you out.

I rented from Mallard 4 of the 5 years I lived in Eugene. The first year I rented from them was quite interesting... Being a young careless and party driven 18 year old, I had no regard for other peoples property and thrashed my apartment with my room mates. When the lease came to an end, Mallard accessed the damage done, and it was so bad that Kathy Jo was hesitant to rent me another one of her apartments.
