Are you forced to keep up with the ever changing fair housing laws and other legislation regarding tenancy, including lead-based paint and toxic mold policies?. This is to express my experience with The Diaz Team/ Sugarland Property Management on 2 properties that I own in the Houston area. One has been managed for 10 years and the other for 3 years.
1. Cash flow/tenant quality/continuity. Both units have been rented continuously and rents have been paid on time with one exception and that was handled to my satisfaction with minimum loss of revenue. Tenants have maintained the properties and caused no major repairs or concerns.

Johana, at SLPM is one of the best I worked with. She was always very responsive and accommodating to your questions and responded immediately. She was very clear with her communication on what is needed from the other parties and also responded the same way. Ernest, Valerie and their awesome team have been managing my rental property in Missouri City (Sienna Plantation) for the past several years. They always provided the best tenants, and my property was pretty much trouble free under their care. (Which wasn't the case with my former property manager.)

SPM has been amazing the passed 3 years managing my rental home since nov2017-Aug2020. Valerie and her team(Dominiq, Leonor, Stacy ) have great communication throughout the whole time. All my questions were answered promptly. They shared their experience and expertise in selecting qualified tenant applicants. No issue with the tenants I had for 3 years with their help with selecting/screening. All home related issues were resolved in a timely manner and fair cost. Beware of your deposits. They will never return you back. They will give excuses of this and that but all false.

Working with SPM and specifically Taka, made the search of finding a home relatively stress-free and convenient. She worked with us on our "must haves" and tailored our searches to areas we knew we wanted to live. I cannot say enough about Valerie. She came into an extremely difficult situation and handled it without flaw. Where others had failed, she mastered with grace. She remained completely professional and patient throughout the several months I worked with her--requiring us to talk almost every single day. From Day One, Valerie put me at ease. My home was leased one day after she listed it on HAR. She took photos and went back a few days later to take a few more. Amazing is the word that I would use to describe them! I live out of state and was fortunate enough to come across them to manage my property. When my tenants wouldn't pay, they helped with the eviction and then the sale of the property. They communicated with me often so I knew what was happening to my house over 1500 miles.
