Simple key request has now taken over 3 weeks. I finally received the key with a letter stating that as courtesy they will be waiving the 53 cent mailing fee to receive a key that does not work with any of the locks! What a joke! When I spoke to the manager she was rude and brushed me off! Get it together, not much of a management company when you can't handle a key request.

This is an outstanding company with customer pride at the top of their list. The employees and managers are stellar individuals with the upmost professionalism and knowledge. If you have an issue they will address it immediately and get back to you as soon as the issue is resolved. They get 10 stars in an outstanding all the way.

I've sold number of properties managed by La Perla property management. I have inquired management issues to Tina and she is ALWAYS responsive and helpful. Tina is very professional and pleasure to work with. She always work at her best to respond in most professional way. Our HOA has dealt with a few property management companies in the 31 years of living in the "Alta Finisterra" AKA "Finisterra on the Green" condo's but La Perla Property Management I have to say is the best.

Yamy and her staff go to great lengths to keep our board of directors on track as well as dealing with the numerous issues and problems of an aging community. Built back in 1980, some 41 years ago, we've had our fair share of roof leaks, water pipes leaking, landscape issues, pool problems, and street repairs. So no news is good news, we have not had negative experience or other problems that needed addressing. I just wanted to update that since our issues were resolved we've had a positive experience and have not needed to raise any further concerns w/HOA board or La Perla property management so it appears that promises were kept. Worst management company ever. Does not return calls or emails, even after multiple tries, is in cahoots with the board even when both know they are violating the CCRs. Wouldn't be surprised if they get kickbacks. Not an upright company at all, but that's not surprising knowing that Yamy Criblez, the owner, comes from a communist country. Looks like she thinks she can run her company with those communist traits/tactics here in the US as well. Well, let's wait for the day when justice is served and she will have to take responsibility. So STAY AWAY from this company, both as a board and as a homeowner

La Perla Property Management is doing amazing job. The current board of directors is very involved, being long term, full time residents of Walnut Square community. I personally applaud their work on making the property look and operate so much better than it was when we first bought here. La Perla is doing a great job to handle the maintenance requests. The whole dynamic of HOA and Property management companies is a bit complex to understand and it took me some time to learn how it works. I can say it ultimately depends on homeowners how they want their community to be.

As far as the property management scope of responsibility, La Perla is doing a great job to channel the requests in a timely manner.

La Perla Property Management deserves a 5 star review.

I have two perspectives. I am a Board Member and a Homeowner.

As a Homeowner, La Perla has provided the communication that a community needs to keep everyone in the loop. They do a wonderful job of reviewing the community and calling out homeowners that need to do a bit more landscaping without being aggressive. When talking to my neighbors, I would always hear complaints about the previous HOA manager. Now, I don't hear any complaints.

As a Board Member, La Perla has done a lot of things well however one thing has been done great

Yamy and her team of professionals at La Perla Property Management are exceptional! They go far beyond the expected service and make sure that their tenants are heard and helped--taking personal service to an entirely new level.

Been waiting a year for the landscapers to replace a dying bush in front of my house. Instead, they tied it to a stake and called it good.
When the wind blew it over... I left it on the ground to see if they would do anything with it. Nope, but they trimmed the nearby bushes!

I have seen the owner, Yamy, at our HOA meetings and she is very knowledgeable and professional. Until now, though, I have not had a direct experience with La Perla. Here's the story: With the recent rains, our roof developed a minor leak. I sent an email to Yamy and was pleasantly surprised that I received a prompt response from her and then from the customer service department saying that the contractor would be contacting me soon. Since it was toward the end of the work day, I didn't expect any action until the next day. But I received a text from Chris at Greystone Contractors saying

Not pleased 20 years of being at Windsong quite disappointing I have received more notices and I ever have in the past five months and I do not receive any flyers or any information nothing is ever mailed to me being at this property for 20 years it's a lack of respect! I am the person that lives here I am the person that takes care of the property I am the person that pays the bills I should be notified if there is a problem if you have an issue you take it up with me.

HOA Doc Fees were $900+ during escrow when selling my townhouse. This was almost double the cost of what my agent said to expect for HOA Doc fees. Further, per my Escrow Officer "Their fees are HUGE compared to most other HOA's. They really are sky high". I tried to filter out unnecessary items but even after doing so, they were still over $900.

There's really no flexibility here but just a warning that La Perla's Doc Fees are extremely high compared to other HOA's. They have been responsive to other normal requests but felt the need to advise other homeowners to
