Worst place ever ! Save your money , all they do is make up lies about you and try to charge you for them. Hopefully you don’t get stuck with neighbors who harass you like I did . And management never addressed my issues they told me they would but it’s been month seven and they never did . All people do here is lie and smoke weed and harass their residents . Run far way from here . The apartments are far from luxury it’s like I’m living in section 8 apartments . They need new management who cares about tenants and not just about their own paycheck.

Ok apartments but far from luxury. The apartment I rented was ok but the decor and appliances were very dated. Service from the office was inconsistent and services including repairs were seldom completed in a timely fashion. The amenities including the gym were not well maintained. There are better places to rent in Newnan for the same cost.

I've lived here a little over a year now, and I love it just as much as when I first moved in. Maintenance is only had to come by once but they were incredibly professional and were great. The front office is full of kind people who I've never once had an issue with. The neighbors are respectful, the community is quiet, and I don't see myself leaving anytime soon.

I had to move to GA for work and chose Lullwater @ Calumet after an extensive search, my family then moved down several months later. We love it here, the community, staff and neighbors have all made the decision to live here the right choice. There is a wonderful common area with BBQ, outdoor TV and pool for all to share. We have had some fun times at the pool with our neighbors and the staff also plan events throughout the year for residents which are great. I had my daughters HS grad party at the pool and a lot of neighbors joined the fun. I highly recommend Lullwater in Newnan, GA.

Well where do I start, I’m so glad to be a part of this Lullwater gated community. It’s just feel like we are in our very own little village. I’ve never heard of it until my oldest daughter decided she and her son was moving, and she wanted to make sure she were taking him to a very good and safe environment. The day of her walk through she asked if I would like to tag along and woe and behold it was like stepping into a place way different than I ever experienced and I fell in love with it right away. I went home and told my other daughter and before I knew it we were filling out a application

I've lived here for a little over a year and have enjoyed it very much. The staff is excellent. Any time I've ever had an issue with something they make sure it is taken care of quickly. The grounds are kept up nicely and it's fun to watch all of the wildlife that likes to take up residence there too around the pond. My neighbors are very friendly, some have been here a decade or more so Lullwater must be doing something right!

I've lived here at Lullwater at Calumet about 2yrs and love it here! The staff have always been helpful and always been there whenever any problems arose. All the staff are friendly, courteous and helpful. They are always willing to go that extra mile for you! My family and I had the misfortune of living here for a little over three years while looking to purchase a house. During that time the office went through four managers. Three of the four demonstrated competence while the fourth left much to be desired.
Maintenance was always an issue. We moved into an apartment that smelled like smoke and hadn't been cleaned. We ended up doing the cleaning ourselves. Maintenance requests had to be submitted several times before the maintenance manager would respond.
Safety issues abound. On a number of occasions we received notice that cars had been vandalized

Awful Terrible Management !!
We lived there for an awful 10 months. The unit was a newly
Remodeled Unit . We had MOUSE,
BUGS, MOLD & MILDEW. Very Loud neighbors that I 1st talked to
Then went to management ! To No Avail !! He was a manager for local
Mexican Restaurant ( Have to Add Not La Hacienda ) that gave away free food for Favors I can Only Guess..He Always Offered my Granddaughter and basically begged her to come to the restaurant !! And of course they
Refused to do walk thur..also Alex.
We called for at Least 1 week asking for the walk thur as we had been

STOP and RUN!!! Lack of management skills... When my mother moved out recently, she left the apartment in mint condition. They refused to perform a post walk through based on being "too busy", per assistant manager, Alex. Two weeks later, a new attendant moves in and still no post walk through. Unacceptable...if she does not get a full refund based on him refusing the walk through, she needs to escalate above managers and owners.
