I really wanted to like this apartment because it is a great location other than the highway-17 road noise.
Unfortunately it has been one issue after another since we moved in. Hot tub was broken and management didn’t due anything for 6 months when COVID happened so it was still broken once amenities were allowed to open. AC freezes over and isn’t operable during summer months and it doesn’t even get that hot, we have ants that come in through the walls and vents, management is constantly changing (3-4 different managers in less than 1 year) and don’t seem to care about residents. My husband and I moved here during COVID and we are grateful for the sense of community here and the friendly neighbors.

However, We are appalled by how poorly the staff treat the residents. We moved in and found that the AC wasn't working properly and it was really dusty. I kindly asked maintenance to clean the vents and check the air flow. After multiple resident portal requests and many phone calls later..they came and insisted nothing was wrong so we continued to have poor air flow and hot air when the AC was turned on. About 1 month later, it got to be unbearable so we requested maintenance

I am back again with an update on this place, as I no longer live here! I finally got over being ignored and treated as if I was not welcome in my own home.

After my bathroom flooded and them not believing me, they looked at the situation 3 days after the fact not returning my after hours calls and I finally walked into the office to address the issue, they called a plumber I was told nothing was wrong, so I recorded it the second time it happened and luckily had another resident at my apartment when it happened. By the way my brother is a contractor, looked it it two weeks after it happened

This girl Raquel is absolutely helpful. Responsible and caring towards new costumers. I'm hard to work with and she took her time and dealt with me for almost 2.5 hours and finally the got the whole process done at same time which probably would've take 3-4 days. I still haven't moved in but the property looks clean and nice and the pricing is good compare to other places

So happy with our move in experience and our new apartment! They even had a box of goodies waiting in our apartment! Thoughtful and genuine team of people working here as well! Gabrielle was super patient with me as I called often before our move in date to ask questions and coordinate our move in. We think the price is quite far considering all the apartments have updated finishes and appliances. Super quiet community, washer and dryer in unit, AC and a fireplace, doesn't get more homey for an apartment than that! You cannot get ahold of anyone. Calls go unanswered, emails get no response and if you try going to the office in person you'll see a little bitty room that's dark, door locked, with a note stating due to covid they're conducting all business via phone or email. Only that's a lie because the don't answer. Yet, their ads online continues being updated consistently. From the pictures online it looks like the interior of the apartments are really nice and renovated but I guess you'll never ever know because they just ignore prospective tenants. I moved out of the Franciscan apartments on November 14, 2020. The apartment complex has 21 days to return my deposit. I was told I would be getting my full deposit back. It is now January 8, 2021 and I’m still waiting for my deposit. I’ve had three conversations with the ladies in the office, which each one of them leads to it’s “Out of my hands,” it’s corporate. Now my 4th call I’m asking for a call from corporate. It has been over a month and a half. Very much against the law to hold my money that long.

The Franciscan apartments were great before being sold to Alliance Residential. With Alliance running the complex, rents went up, service went down and no stop construction has gone on, and management and staff was constantly changing. No staff members cared about the complex, their answer was always, "corporate was handling it". Which meant nothing would be taken care of. Very frustrating! Then the complex was sold again to Greystar. I moved out on November 15th 2020. The complex by law has 21 days to return my deposit, which still has not been returned to me, and it is now January

I’ve lived here for about a month and so far I’m loving the experience. The staff are nice. The maintenance supervisor, Nick, is super helpful and fixed most of the small issues in no time. Overall I would recommend this beautiful property.

I've tried contacting this property for two weeks with no response. I've emailed multiple times, contacted them through Zillow, texted them and left several voicemails. Their Zillow listing has been updated so I can only assume they've seen my messages.

Unfortunately, the lack of professionalism has made me lose all interest in this beautiful property. And by beautiful, I only can assume because I've never seen the place!

My husband and I recently were looking to rent a 2bd /2bath here. We were pressured to give management a deposit to hold the unit for us $700.00. We gave them the deposit and in the same day July 10th we were told that our application was rejected.... And they kept the deposit. My husband has been trying to reach someone at the apartment but no one calls back or returns our email!!!! We want our money back! What you are doing is called stealing. Do not trust this organization. We have now rented a condo elsewhere. They just kept the $700.00 deposit. Wow!!!

I have lived in these apartments for the 20 years I've lived in Campbell. The Franciscan apartments used to be a very nice place to live.... until it was sold to Alliance Residential. Rents are unreasonably high and continue to be raised, despite the following:
1. Unending construction and the noise/disruption that goes with it;
2. Forced installations requiring me to move out for 2 weeks;
3. Increase in theft occurring on the property;
4. Homeless people using the property to "live;"
5. Management who are no longer available to tenants (since covid) - not in office and rarely, if

I have been living at here for many years. Since the new ownership and management took over, there have been lots of constructions going on. Most of the parking is taken up by construction storage. They started repairing my balcony in May and after few weeks they stopped the work. I was told they stopped it because it costs more than they anticipated. The balcony is boarded up and I can't use it. There is no estimated time when they will start the work again and when they will let me use my balcony. I had to remove all storage and furniture from the balcony and it is occupying my living room. I

The exterior looks nothing like the photos! Do not sign a lease without looking at the complex in person is all I will say. We were unpleasantly surprised and very underwhelmed.

Yesterday we got an email asking us to post about Memorable Moments we've had as tenants at the Franciscan. I had a few right on deck!
It was very memorable for us when: 1) The new management increased our rent by 34% over the course of two years because they're trying to price us out of our un-renovated apartment so they can put new counter tops in and charge way more to new tenants. They tried to convince us to move into a renovated unit for far, far more, but given how uniformly unpleasant and unhelpful our interactions have been with them, we don't want to. 2) When we tried to dispute the rent

My fiance, her best friend, and I have lived here for about a month and a half, but we fell in love with the community over a year before because of friends who also live here. It's a nice, quiet community with plenty of parking for tenants and guests available so that when we have visitors they don't have to walk a mile to ring my doorbell. The staff are happy to answer questions and provide any assistance you could need! We love living here!

The Franciscan is a lovely place to live. The people who work here are very diligent and friendly when it comes to any issues or concerns you may have.
It’s a nice place for families and so close to Downtown Campbell and right off 17. There are so many things right within walking distance.
So what if there is some noise during the day, they are renovating and it comes with the territory. The updated apartments are gorgeous and there are some updates that still need to happen. I’m excited to see what the next year brings!

Update: My only legitimate "sad" thing on my list of sad things has been fixed! They saw my review and reached out to me privately to ask if I'd like them to come fix it for me. At my earliest convenience they were there re-finishing my shower (which is now a beautiful gleaming white which makes me smile every time I look at it) and caulking the bug-home gaps! They also remembered that I had mentioned a while back that a window of mine didn't have a screen (as it gets cooler and especially given that I have other windows I wasn't going to press the matter until it warmed

I have lived here for 6 months now and am very happy. It's quiet and my neighbors are friendly. I love the fitness room, pool and especially the hot tub. The office staff Anne and Asia are always very helpful and care about my concerns and needs. The maintenance staff is professional and do a great job too. I recEntly had my washer and dryer installed and love the convenience they offer. I would definitely recommend The Franciscan to anyone looking for an apartment in Campbell. Deciding on a place of residence is a big decision. This community is most certainly a shining star in the city of Campbell. This opinion is based on multiple factors. The property is run by two very professional individuals, who are both gorgeous inside and out. They are very welcoming and make you feel at home. They are the face of the community and are doing a stellar job. These are very high caliber property managers. The Franciscan recently had a change in owners. As a result, many upgrades are underway. The gym has been redone with state of the art equipment and the apartments are being gutted

The staff here is very helpful and friendly. I love the events they have to try and bring neighbors together. We will be getting our own washers and dryers soon. Mine is next week. I loved the catering truck on Thursday. Introduce yourself to your neighbors. If it gets noisy knock on their door and ask them to turn it down a bit. If not call security. Good luck.

I've been a resident here for 13 years, and a Campbell native. I would have loved to continue living here, but we're currently in the process of moving out due to college. It's true that the past owners and staff were wonderful (Laura, Virginia, and Giovanni especially stand out in my mind) - they kept on top of everything, and always had a friendly word or two to everyone (hence why I ended up living here for so dang long). This place was great before the new management arrived. Now the community is very noisy, dirty and unsafe.

I can't work from home anymore and my wife can't study because the construction is so noisy even on the weekends. Some of the new tenants play loud music and don't respect those around them.

The management does not care about maintaining existing facilities. The laundry room is disgusting and I feel like I get fleas every time I do laundry.

Theft has increased since this management has come and changed all the workers, they even admitted they don't know who they are

I've been living in this apartment for several years. So far, new management is pretty awesome. They respond to your concerns/needs within a day or two. Other times, I just visit them and they are usually there and very friendly. They often give us a heads- ups about changes to the apartment complex at least a month or so.
Although they increased our rent, they are invested in improving the facilities, including upgrading patio furniture in the swimming pool area, improving the landscape/gardening area, upgrading the gym, and plans to install washer and dryer in every apartment unit. Overall,

My fiance, her best friend, and I all moved into a 2b2b unit about a month and a half ago, and the staff have been happy to help with any issues or questions we've had. I am always happy to get home knowing that there is plenty of parking available, and that if I need to get anywhere in the bay I'm already right next to 17/880 and 280.
One of my favorite parts about living here is that I'm less than a 20 minute walk to the farmers market on the weekends.

I liked living here as it was peaceful and quiet but moved as the rent was increasing by $200.
I was not too happy with the return of my security deposit - I paid $550 but only got $250 back. There was no point in me cleaning after I left as I got charged for items such as vacuuming after I had already vacuumed. They also charged for cleaning the dishwasher and microwave (I had already cleaned this microwave). By the nature of what a dishwasher does it was already clean.
