I do not recommend. Not only have I stayed here myself but I have also came to visit family that was staying here. Owner is nosey and rude, runs up stair and peers around corners to see who is coming and going into what room. Makes you feel unwelcomed. Owner leaves around dinner time and comes back drunk just about every night and has even started arguments with guests that are paying good money to stay.
Poor up keep on the rooms, they are never clean. No competent staff, its like a amateur hour. 0 stars.

Arbor Inn was a great place to escape to for a relaxing couples night. We stayed in the room with the jacuzzi tub and fireplace. The room was enormous and the gentleman in the office was very friendly and helpful. My only suggestion would be shelving in the shower to put soap and shampoo on and better options for DirecTV. HBO maybe?

The room was very nice and the beds were extra comfy! The pool was empty and we had it all to ourselves to enjoy. We had beach towels to use, but the owner also offered us towels to use specifically at the pool so we didn't have to use the room towels. Very attentive and helpful. It was a great spot for a quiet vacation evening.

If you're driving through and desperate for a place to sleep, it's on the main road, has beds, and seems safe. It's close to a grocery store that closes at 9 PM but far from restaurants. The building's exterior is nice looking. The interior looks, feels, and smells like it's left over from the 1970's. The beds aren't comfortable. The floors are not well vacuumed. The toiletries are cheap soap and shampoo, period. The TV is small and reception is terribly grainy. The WiFi didn't work. The room was highly overpriced for what you get and compared to other Ipswich

A lovingly kept family owned hotel. I have stayed here regularly for business over the past 10 years. It's clean, quiet, comfortable, safe and very welcoming. Though I stay here for work it always feels like my little get away. The classically decorated rooms are spacious with large windows that can be opened for a nice cross breeze. The grounds are planted abundantly with roses. The pool is clean and generally quiet with a very private atmosphere.

We stayed here for 5 days back in August 2013 and really enjoyed our stay! We hotel hopped a lot on the trip before arriving here, and were desperate for a comfortable bed by that point! We were very pleased to discover that they were more comfortable then the crappy beds at the twice as expensive hotel we stayed in the night before! The jetted tub was really nice too and there were plenty of towels and even an extra bath mat left! We really enjoyed use of the quiet pool, it was very clean and we had it pretty much to ourselves! We would definitely stay here again!
