This place is a scam, they make money off your deposit and fee to check for your credit and background...once everything goes thru and approved, got you excited to your new home...they'll pull back and gives you bunch of excuse not for you to move forward thus you loose and wont refund the fees but gives you a hard time with your deposit. Very unprofessional, what kind of management who only agrees verbally?

I would not recommend living here. I lived here for 2 years. I had two locked bikes stolen from in front of my apartment and management didn't care at all, even though they knew this was happening to multiple residents. My carport storage was also broken into; again management didn't care and even though they have cameras it's only on the front gate so the thieves just use the other gate. We had a huge water leak in my unit and management refused to put us in a hotel or motel even though the unit was unlivable at the time. They put us in the model apartment. They have no security

Lived here for 3 years. Complained so many times about the roaches so management sent out a exterminator once and never again! no matter how many times I brought it up to management that we had a pest and plumbing problem they never bothered to fix it. They held my security deposit after I left my apartment spotless! Those two working at the leasing office are so rude and mad all the time when all my family and I needed was well deserved and payed for help!

I've lived at Briarwood now for 6 months. And I can truly say I really like it here. My balcony faces a beautiful courtyard with lots of trees. It's kept up very well. The neighbors are friendly and nice. I've never had any problems when I've needed something fixed. The staff is prompt and very helpful. Gets back to you right away. We have an awesome manager his name is Brad. The only one thing that bothers me is there is really no guest parking and that's the only reason I didn't give 5 stars. Otherwise I hope to be here for awhile.

Was charged an application fee despite the fact that by the time I applied, the unit was rented out already. I called at least 3 times to rectify this with Briarwood management and was promised a refund.... Which I never received, and still haven't nearly a year later. This payment should never have been charged, and even if it had charged accidentally, it shouldn't have had to chase my refund down so many times. And again, never received it. I'd advise anyone submitting an application to double- and triple-check that the unit you're applying for is actually available. Because in my experience

My fiancé and I did an extensive apartment shopping in this area. The Briarwood Apartments blew us away with all the amenities, accommodations, and security. The grounds are so well maintained and you really feel like you're walking through your own private park. We have not been disappointed since moving in. So happy we chose to live here!

Not a long review but I'm still very happy with Brad and Dulce's professionalism. I have been prospecting various apartment complexes for a couple weeks and their customer service was as streamlined as it can get. Very responsive to calls and emails. The tour was informative and Dulce seemed very knowledgeable of the benefits and drawbacks of Briarwood. At my price point, there is always going to be some kind of tradeoff and Dulce was happy to address issues and had a prompt answer. Over price and the management are bad. Before i move in to live i heard some other people said bad about this place but i want to give a try. Everything was fine the place outside are nice, but when u request something they never come or they will say on the waiting list. They wont fix anything for you and REMEMBER this ALERT u will never get your security deposit back they will try to bill a big surprise bill when u move out. They never show up for inspection the house with you they wait for you end the lease and charge you more than $600 for nonsense. The manager there are horrible especially

My boyfriend and I just moved in two weeks ago. We have a one bedroom on the second floor and we were excited to get the newly renovated 1 bedroom. We liked the location, so close to many grocery stores, and freeways for work. Calico is the leasing agent and very professional when she showed us the property. We did a 6 month lease that costs you a little bit more just to test out the property just in case.
We are so glad we did...The newly renovated apartment had a leaking showerhead that sprayed so much and maintenance did not fix it for days and I had to personally come into the office to speak

Parking is the worst!!! The apartments appear clean but there is a huge roach problem. When I mean huge, I really mean huge. They have those large roaches that are about one inch in length. I begged for months for the leasing company to do something about it. They were not very helpful. I agree with the rest of the people here on yelp, Dulce appeared to be nice at first but when the pest issues started she was very rude and difficult to deal with. I felt helpless and very taken advantage of. My apartment was suppose to be remodeled but they just painted over the old stuff. Stuff started falling

My review has nothing to really do with the complex itself, it has more to do with certain tenants and the way the complex is set up. I am a huge Amazon user. I never have any issues with your popular couriers such as ups, usps, Fedex, etc. However, whenever I have packages delivered by Amazon Logistics drivers, I NEVER receive my packages. why? the buildings here all have different address numbers, with same unit numbers for each address/building. so, the drivers get confused or are really careless and just drop off the packages to the first doorstep with the same unit number as mine. Beware of this community..I gave one star as i wasn't able to give 0 stars..this place allows pets unleashed so it keeps chasing down passersby..Smoking is a very big concern for most of us here..50% people living here are addicted to smoking..they smoke day and night in the balcony, parking and even in bathrooms..As,they have a shared vent system, all the smoke from downstairs neighbour's bathroom comes to the first floor..They play loud music with speakers mounted on walls post midnight..If u r health conscious then this place is not right for u..

I never stayed in this community, this is my experience while dealing with the leasing office.
We had a tour and decided to go on wait-list as the unit plan we wanted was unavailable at the time. Laura is a nice person to deal with, she called us 3 days later informing the unit was on notice and we could start the application. We put in $100 hold as told. And we had already completed few days notice on current apartment. However 2 days later I get a call saying the unit for which I put hold will go in for remodeling and there will be price increase of $200 pm. They did refund the holding deposit

My husband and I have been living in the Briarwood Apartment community for over 2 years now in one of their one bedroom units. The word community is intentional and sincere here... As I walk to the laundry room (there are 3; 2 of them recently remodeled) I walk past children playing in the large grassy spaces, enjoying an afternoon breeze coming in from the coast. I see many of the families connecting for holidays and forming lasting relationships. Everyone (including the children) that I interact with in the community are respectful, kind and ready to smile as you pass

One of the few apartments in OC that is somewhat updated, but is priced reasonably. Almost every apartment that isn't Irvine Company hasn't been updated since they were built in the 1960's. The grounds here are kept very well. Parking is as good as anything else in the area, but it's not ideal for families with 3 cars or more. One huge plus is that there seems to be no bugs at all in my apartment, which speaks well for maintenance between tenants. There is tons of open grassy areas as well which is nice. The Maintanance people are the worst the short guy is lazy and rides around in his cart doing nothing all day he just blows you off when you have something wrong in your apartment really? What is wrong with the managers can't they do their jobs either when I find a new place I won't miss this lazy bunch of Maintanance dudes!!!

Pros: We lived here for 3 years and recently moved out. The community puts on little events, which are nice. It's maintained moderately. They are reasonably priced. A lot of the newer apartments have nice hardwood floors. The pool and clubhouse are well kept. they recently renovated the windows and sliders, which made the apartments much nicer. They are updating some of the appliances.

I would never recommend this apartment complex to anyone. At first, it's all nice and groovy. They recently did some renovation so the place looks somewhat newer. MAIN AND NUMBER ONE reason I would never recommend this place is the head manager, Brenda. She has the worse attitude and seems angry with the world all the time.
