I've been living at The Flats for over a year now and while the place is nice, I don't find that it particularly matches the value that you pay.
The location is awesome being in downtown Sunnyvale and walking distance to Target (currently closed due to fire code issue), Whole Foods, AMC, and downtown restaurants. Half of the shops closest to The Flats are closed down and empty due to the pandemic putting them out of business.
If you live in a middle unit, you'll hear the footsteps of the people living above you. Or if they're vacuuming or moving furniture.
For amenities

My girlfriend and I just moved in to these apartments a few days ago, and so far we're extremely impressed!
Jesus, the leasing agent we worked with, made touring and moving-in a breeze. He was incredibly responsive, helpful, and accommodating throughout the process. In general, the staff have made us feel very welcome!
Location of the apartments is the biggest reason we moved here. The Flats is in downtown Sunnyvale and adjacent to Target, AMC, Whole Foods, and Murphy Ave, which has tons of great restaurants.

Negative communication tactics by front office manager does not match an upscale facility at Cityline Sunnyvale.
Also, the baiting-n-switching of rental price timeline increases are extremely sketchy, on a legal level.
The front office manager states that the "online site prices are wrong, and that updates with the right prices are an ongoing tech issue, that never gets fixed". Then the manager delays renewing the physical lease until after the online price increases, closer to the lease renewal dates.
Seems like this type of rental price manipulations are skirting legal issues related

We lived at the Flats for a year. The staff has been excellent throughout our stay. I still recall the day we were moving, our movers were severely delayed, but the staff accommodated our elevator reservation, leaving it for us the entire day. We had some noise issues with a neighbor, and again the staff jumped in to help resolve the issue!
Besides that, the apartments are very well maintained. The location close to downtown Sunnyvale, Target, Whole Foods, and Caltrain is hard to beat.

No Transparency in the Leasing Process. The price on the website when you apply, and when you get the lease can differ by HUNDREDS OF DOLLARS.
We decided to lease an apartment at Flats West, a newly built apartment complex at Flats. Molly and Trevor were initially very nice, and answered all our questions. Then they sent us a link to fill out our applications. We selected an apartment, and the rent on the online portal was 4350$ per month. Molly had previously stated in her email that the price was 4450$ for the same unit. We spoke with them repeatedly to confirm, and they said "whatever

Please do not waste your time renting here. Appearances are definitely deceiving. We lived in the "cooperate" building which is where the leasing office is housed. They can't market it it as corporate but it is. If you end up renting there... be prepared to do your maintenance work. We called about the heater being broken three different occasions. The first time one of the maintenance guys recommend to leave the oven door open to heat the place ... but I have two children one being a baby who is already crawling .. their statement was laughable. I moved in to Flats this year in June and the place is amazing. The staff at Flats are on top of things and constantly inform the residents when new things occur. Their communication and customer service is excellent especially when you have any requests that you want them to take a look at within the apartment.
I definitely recommend The Flats if you're looking to rent!

I have lived at The Flats for almost two years. I had a great experience when I moved in and posted a Yelp review back then about how happy we were. A friend of mine asked me how I liked living here and I told him it was great. He mentioned that there were a lot of bad Yelp reviews. I was surprised to hear that so I decided to take a look.
It seems that most of the complaints are around the fact that there is retail construction happening on the ground floor. Yes, it can be noisy. I don't hear it from my apartment because I am on the 5th floor so whoever said it is bothering all the tenants

I moved in a month ago and overall the experience has been pretty good, given the current COVID situation. I'll first describe the leasing/application process, then about the living situation.
- LEASING PROCESS -
We moved from out of state, so we could not do an in-person tour and had to rely on pictures/virtual tour of a model room. Overall the videos were helpful, but we were unable to get an accurate representation of the unit we were actually applying to. Not only were there no dimensions in the floor plans on the website (you have to request them personally), but the dimensions varied

Lived at cityline for a year and couldn't wait to get out of there. Not worth the money, very cheaply put together. First the complex didn't even know we were moving in even though it is on the contract and didn't clean the apartment. The vents haven't been blown out cause we found dust daily on all counter spaces and floors. Every door in the house didn't completely shut as it was not hung correctly.
If you have packages delivered I hope you are up for a hunt as you would have to go hunting to 3 different buildings to pick up packages. Construction is happening everyday

I have lived in the flats of Cityline for one year, and this is the worst experience I ever had. There are construction works all around the building (350 and 345 W McKinely Ave) which is VERY noisy and lots of dust. It starts as early as 7 am and lasts all day long. It is expected to last for a few years as I heard from the workers. Also construction works are on going on the ground floor of all the three buildings and it is extremely noisy. Besides, when we moved out we hired some professionals to clean the apt and made it very clean. But still the flats charged us $300 cleaning fee +$200 painting

We love living in The Flats at Cityline! Trevar and Molly in the leasing office have been a dream team - going out of their way to deliver mail or packages to our door. Our neighbors are wonderful and the community amenities are a huge bonus to apartment living. The kids playroom, gyms and community office spaces are stellar. The cleaning staff also keeps everything spick and span throughout all of the buildings making it always feel like new. The one thing to know when moving in here is that you can softly hear footsteps from above (which we were informed of during our tour), but never anything

My husband and I have been renting a 1-bedroom 1-bath at the Flats for the past several months. Our experience has been phenomenal. First off, the amenities are top-notch. In our complex alone, there is an outdoor courtyard with games, a grill, an outdoor kitchen, a fireplace, and kid's play area. In the adjacent building, there are 2 fitness centers with state-of-the-art equipment. We threw the absolute best birthday party because the outdoor space and kids playroom accommodated all our adult friends and their small kids.

During our move in process, the leasing office has been super responsive. Big part of the reason we ended up going for this place was the staff. Everything about the apartment itself is great too. We have lived at The Flats for many months now. Michael is an extremely helpful manager. He is super responsive and tries his best that the residents have a good stay. The properties overall are quite nice, modern state of the art built with great facilities and best neighborhood. We definitely recommend staying here and recommend Michael.

We moved into The Flats a couple of months ago and have really enjoyed our experience so far! The complex is brand new and walking distance to downtown Sunnyvale. The front desk team (Trevar and Michael) have been very welcoming and responsive to our questions. The on-site maintenance team has also been quite helpful. We made a few maintenance requests when we moved in and they were promptly addressed. Additionally, we've been very happy with the noise level - we're noise sensitive and have not at all been bothered by inside or outside noises.
