PRAIRIE HOME INSPECTION SERVICES is a small independent home and building inspection company that specializes in customer service. With more than thirty years of experience in evaluating buildings and building components we are committed to offering professional and thorough home inspection services with the specific needs of each client guiding the process.
Our clients are encouraged to take part in their home inspection as an introduction to the workings of their new home. Inspections generally take about 2-3 hours for a single family home and 1-1 1/2 hours for a condo for an on-site evaluation and documentation of your new home. Our report preparation requires additional office time following the on site inspection.
I am not selling my house, but was instead using a home inspection as a diagnostic to see what the most pressing issues with the house (100 yrs old, 3 story + basement) were. Pete gave me great and extremely detailed information about what exactly needed fixing, what was DIY and what wasn't, and tips for how to accomplish the repairs.
The end result of his consultation was a comprehensive evaluation of the issues. Our condo association continued to refer to Pete's inspection report during all the repairs, and used it as a baseline when evaluating potential contractors. Tim came recommended from our realtor and did not disappoint. He was thorough, friendly, and professional and took time to explain his findings during the inspection, followed up with a detailed report, and was responsive to my follow up questions. He has a lot of experience with older homes in the Oak Park and surrounding area. I found his rate to be good value for the service he provided us. I would not hesitate to recommend.

Tim was friendly and very thorough with the inspection. He took time to explain things to me as we went through the property. His is clearly very experienced and knowledgeable. His report was available the next day. He was readily available to discuss my questions/concerns over the phone after I reviewed the report. Highly recommended. Tim inspected a Highland Park home that I am trying to purchase. I found his fee to be reasonable and, more importantly, he was extremely responsive and helpful. After the inspection, he gave me a report over the phone about the highlights (and lowlights) of the inspection. Then he gave me a complete report in writing the next day.

Pete and Tim were very accommodating to our scheduling needs to get a home inspection done quickly. Pete called 2 days ahead of the inspection to re-confirm our appointment, give us an overview of the process, let us know his partner Tim would be doing the inspection and to answer questions we had.
The morning of, Tim arrived right on time. We were expecting a 1.5 hour timeline for a condo, but he was very thorough, answering our numerous questions and giving us a lay of the land of a property we're in the processing of purchasing. The whole process ended up taking 3 hours.

Prairie Home Inspection Services came highly recommended from our real estate broker. We called Pete on a Sunday afternoon and to our surprise he took the call. Pete was very friendly on the phone and we set-up a inspection date based on our tight timeline. On the scheduled day Pete was there early with Tim already inspecting the outside of the house. They did a very thorough job and answered all our questions. The inspection report was available the next day and was easy to read and well organized.
