Service requests are rarely kept. I've had a broken fence for 3 years that still hasn't been fixed. All the fences around me were fixed last month, and mine went untouched. I kept emailing to no avail.

I had flooding 2 weeks ago, then a few days later, raw sewage and flooding again. In between that time nobody from the office contacted me and emails went unanswered. When I did get the manager on the phone, she hung up on me.

I had to call the management company (Western National Management) in order to get anything done. And now the property manager is ruder to me than before.

RENTERS BEWARE!!! Price is too good to be true. Cute on the inside but a very old building with many issues. My roommate and I almost sued the management company, Western Property Management.

PROS:
* Close to Newport Beach
* Spacious units for a cheap price

CONS:
* Terrible management
* TERMITES TERMITES TERMITES
* Unkept exterior
* Very creaky floors (due to termites)
* Noisy neighbors
* Thin walls
* Random maintenance inspections with no warning
* Unreliable way of paying for utilities and inflated prices (it appears to be a 3rd party company owned by the people who manage the property

Had a wonderful stay here. Very quiet, safe and close to the beach. Less than a mile.

The manager, Margaret, was a pleasure to work with. Only reason I left is because I moved back to Sand Diego county.

These town homes are FULL OF TOXIC MOLD! The water sprinklers are installed up against the building which is a Hugh NO, NO! Black Mold inside all of the walls. I lived there for over a year and got extremely ill from all of the mold and the management and owners couldn't care less. They KNOW there is mold and sadly they do not care they continue to rent them out. Numerous units have mold if not every single one!! Beware!! So, if you have any symptoms of fatigue, body aches pains, cough, chest pain to name a few, have the place tested for mold! It NOT worth living there to destroy your

Descent place to live. Quiet for the most part, yet can be a little noisy on the weekends. A lot of kids live here and are running up and down the sidewalks. Could use a little more upkeep. Leaves are always everywhere. Shading the walkways are a lot of trees so it stays cool although during the summer expect the upstairs to be blazing hot. Jacuzzi is hot most of the time. For the end. The worst thing here is there can be a lot of domestic disturbance in the middle of the night. We have experienced 3 or 4 in a year and a half.

Since the purchase of my house fell through I ended up having to stay here a few more months, so I thought I should give an update/additional info.
The complex is deep and narrow. One side backs to the mobile homes, and alot of people complain about the noise from those who live in that park. There's no parking on that side, so your car is far away, and it's a hassle when moving things or when you have a heavy load.
On the other side, you'd be closer to the parking spaces, and the pool from next door, the Newport Villas. They're so loud, with parties and fights, often until
