Edit to add: *Its been almost 5 months since I’ve moved out and still have not received my deposit back even though I left the apartment just the way I received it. I email Sara Montalvo the property manager and now she won’t even respond to my emails. Beware don’t move here they steal your money*

We are so exited to live here! Our experience getting ready to move in has been great so far! I saw the negative reviews but when I noticed that most people had barely even visited none the less actually lived their or that this negative review was the only one they had ever posted I decided I did not trust them and went with my gut that I loved the location! Everyone in the office has been so nice and helpful, even staying a little late to assist us with getting into the property. These apartments are far from luxurious. Was left disappointed after my tour. There's a coil stove in a 2020 "luxury" apartment...
This complex feels like it was built in a rush and I could definitely tell from the cheap floors and cheap appliances. The fridge is tiny, small cabinet space.
I've lived in larger, more luxurious apartments in Houston for the same price...

I’ve lived at this property for over a year, and by far a great place to call home. Great manager and friendly staff. Got my smart home setup with ease. I did cancel my “wink” subscription which is the app to control the lighting but a good option to have. And kept the “ring” App. Royal vista is conveniently located. Near a children’s hospital ! An ambulance station, the expressway and a Daycare across the street. All pluses in my book.

If you are looking for a quiet, safe and friendly place to call your home, I would highly recommend you check this place out! Staff are awesome and they will answer all of your questions. They know all of their residents and acknowledge you by your name-That tells you a lot! :) Pool is beautiful and grounds are always kept clean. There is a free car vacuum, a big gym, bbq grills and a gazebo fire place that you can hangout in on cold nights. If you are a professional who wanna have a peaceful and happy stay, who do not have time to waste, please avoid here!! The staff and manager in the leasing office not only steal your money, but also use emotional rollercoaster and blackmails to eat up your time and energy. The leasing office will do everything for their benefits and residents have to invest a huge amount of time and energy to handle them and it has been seriously disrupted residents' daily working schedule and working performance!!!!

Very poorly built cheap "wooden" flooring and walls. walls are constantly creaking making unpleasant sounds throughout the day. wooden floor sounds like you’re stomping when walking normally and if you’re on the second or third floor, expect bottom neighbors to complain over any sound. I would see the manager assistant constantly walk around with white envelops which were “noise complaints” to residents almost weekly. apartment is advertised as a “smart home” but when we moved in we were given a used hub device that was impossible to connect and make work, when we let management know

When I just moved in, I was thinking that the sounds were because of the next door playing ping pong and was wondering why they play ping pong 24/7 !! Later, I found out that it's the creaking sounds from the wall. The location and environment is good (quiet, good views, friendly and professional neighbors, and the sounds of wind chimes and birds). Just the apartment (the wood floor of some apartments ----2nd or 3rd floor; 1st floor does not have this problem----has humps throughout the room

The apartments were nice. They did expand quickly. My only complaint was that I have no idea why I did not receive my deposit back. The staff was sometimes friendly. The pool was beautiful. I enjoyed living there. My biggest feedback would be communication. Maybe having walkthroughs with tenets prior to exiting to ensure that everyone is on the same page in regards to charges.
