I just wrapped up 12 months of living at Harpeth River Oaks and I can honestly say it was the best apt living experience I have ever had.
I've lived in apartments all over the country and in Europe and my experience with Sharra, Jessie, Brandon, and the whole team there was exceptional. Especially for those moving from out of state, rest assured knowing that you are in good hands and will be well taken care of here. The hot tub is actually hot (in the best way!) and the pool is great as well. The grounds are really well kept and the location is really unbeatable. For the price I can't find anything

We lived there for 2 years and the apartment had everything we could ask for, the space was enough for a two bedroom apartment and had all the amenities (pool, gym). It went downhill with the different managements, the grounds did not seem well taken care (green areas and common areas). Staff have always been great, responding to communication and engaging with the residents. We moved out in April to our new home but still have not received our refund check. I wish they could be more clear and efficient with that specially during this times of pandemic when money is much needed.

Harpeth River Oaks/Lincoln Property management made the "business not personal" decision to mail a letter of 30 day notice to vacate during a pandemic to an essential worker who paid their rent on time for the entire year lease. I'm a nurse, and high risk if I contract Covid due to respiratory issues and my age. I asked for them to investigate and resolve some mildew/moldy odors due to symptoms I was having throughout the year before resigning my lease, which was due to be signed at the end of June. I was given permission to go on a month to month in May. They did a visual mold inspection, refused

My wife and I were moving from Naples Florida to Franklin Tennessee. We started working with Sharra and she was incredibly knowledgeable, kind, and responsive. She made every effort to make us feel comfortable throughout the entire process. She was a consummate professional and a major reason for us moving to this particular area and location. I normally don't post reviews, but figured after living here for 7 years, I could offer honest feedback regarding my home. We've seen a lot of changes since we moved in. I can honestly say, HRO has hit their sweet-spot with the current staff. They care and are quick to serve. They remember your name, not your apartment number. Through difficult times, they are sincere and encouraging. I'm calling out Sharra and Nicole on the kind-neighbor award. We are current residents of Harpeth River Oaks. We are here on a corporate move for my husband (moving from PA to TN). I can't say enough positive things. Sharra Luke is AMAZING! From day one she made what is a very stressful process so easy and extremely smooth. She is extremely professional and friendly. Very responsive and in tune with needs of folks moving from out of state. She even helped with School district information. The apartment itself is great. Washer, dryer and very clean and well maintained. Sharra has made our first home in TN a very happy one.
