The River House is the BEST apartment (read HOME) you will ever find. The building is virtually soundproof. You won't hear your neighbors and trust me when I say, you will hate to move out because there is no place like it. The people are great, too. I cannot say enough about this building. If you move to Roanoke, move here.

Erin is the best building manager. Maintenance issues are quickly and easily resolved. My husband and I religiously used the fitness center. There is a seating area and grill spot for River House members only. Apartment and building conditions are excellent; the building and grounds are kept so clean at all times. We highly recommend this sweet spot by the river, especially if you will be working at the hospital. It is such a great location.

Don't hesitate... Lease here as soon as you can! THE RIVER HOUSE IS AN INCREDIBLE PLACE TO LIVE. The location is the best spot in Roanoke if you have a dog or just love to be outside on the Greenway. Besides the great building neighbors (Wasena Taproom, River Rock, and RMA), the River House has amazing building staff. Erin is a wonderful leasing manger and the maintenance staff are just as friendly, sincere, and hardworking. Everyone takes pride in the building and the leasing company is constantly improving its amenities. The outdoor area is fantastic! It's a wonderful dog friendly place with

We spent 2 years living at the River House and it was a fantastic experience! We moved out of Roanoke or we would still be there. The building is very clean and the staff is very proactive. The location is convenient to the Green-way and close to several restaurants, not to mention the great outdoor sitting area where you can cook out and/or just sit and look at the Roanoke River.

My husband and I have lived at the River House for about 5 years, and we love it here. The staff are super friendly and attentive. Maintenance request are typically taken care of the day you put in the request. The common areas are beautifully decorated, and always meticulously cleaned. There’s a well equipped exercise room, and indoor bike storage (though we previously locked our bike up outside, and the only bad thing that happened to it was it got a bit dirty).

Very good apartment to call home. I have lived here for about 2 years. The price is fairly reasonable and the units are nice. They are fairly spacious and comfortable. Since this building is made of all concrete (formerly an old ice factory) the wifi in our bedrooms is practically non-existent. This is really my only complaint. The other is that it is confusing to get doordash and packages delivered sometimes. However Erin and the maintenance team are great! I would highly recommend living here

I moved to Roanoke about 6 months ago, initially moved into an apartment in downtown but it was so noisy that I couldn't get good sleep. I started searching for other places to live and came across this place. Definitely one of the best apartments in Roanoke. Erin is very friendly and she will respond within an hour or two when you email her with any concerns. Amenities are nice and apartment is very quiet. I do hear very faint footsteps from the upstairs neighbor and hallway door shutting but it is not a big deal at all. The gym is small but has the basic stuff which works for me.

People thought we were crazy when we sold our house and opted to rent something at the River House. Turns out, it was the best decision ever. We love it here. It's been almost 20 years since I've lived in an apartment. Had my previous apartment experiences been like this, I'd probably have never bought a house to begin with.

These apartments are awesome! Perfect for active folks. Right on the greenway and easy biking/walking distance to Mill Mountain and Grandin, or if the weather isnt great you can go to the climbing gym downstairs. The staff are all very nice, which I've found to be rare, and very competent, even more rare. I lived there for a year and a half and never had any problems or complaints, and all of my questions were followed up on promptly. I think they're a good value too. While I was looking in the area, the cheaper apartments were all low ceiling, old style floorplan, and really not much cheaper,

Lived here for almost 2 years now. I have a 2 br, 2 bath apt that faces the river, Mill Mountain Star, and the greenway.
The apartments are great, and fairly quiet. The only sounds we ever hear are from closing doors in the hallway and an occasional muffled thump from what I imagine to be pro-style wrestling that is going on at the neighbor's place.
The included appliances are all Frigidaire brand, and seem to be holding up fairly well. The fridge/freezer combo is a little small for my liking, but I cook a lot and find that run out of room fairly quickly.
Parking is ok with the exceptions

Update to my previous review. The River House continues to be one of the best apartments in Roanoke. No change to the pros section of my previous review. As for the cons...
They have addressed the parking situation by adding gravel parking on the side of the building, a large gravel lot a little farther down from the apartment, and another gravel lot next to Overhead Door. The parking issues seem to be a thing of the past, I just wish they were paved, but that's good enough for now.
They have also setup free online rent payments, which is great.
