Have used Robert's services twice. Once to rent out a condominium and next to sell the same condominium. He had all the personnel necessary to prepare the unit for rental. We didn't have to do a thing and the cost was SUPER REASONABLE. During the rental year we met with Robert ONCE. He took over and kept us informed by email. Condo was rented within the month to vetted buyers who paid BEFORE the due date every time. When we sold he was there again to prepare for the sale. Again, SUPER REASONABLE. I hired Patrize Properties to manage my home in San Diego after I relocated to San Francisco. Robert Patrize was not willing to put in the work to rent out my property and I would advise any home owner to go elsewhere for a property managment company as there are many other more qualified companies in the area. I was told on the phone by Robert himself that he was not making that much money off of my encinitas condo and to go with the first applicant regardless of their extremely low credit score. After asking for proper documentation of the applicants prior landlord recommendation, which i was never provided, he ended my contract and wasted a possible months rent for my place.

We are very extremely happy on having Robert Patrize as our property manager for our properties down in San Diego. He is very professional gets back to us if we have any questions right away! Do not sign your life away. Patrize properties is a total scam! All signing is on line and lease in non negotiable.
You will have zero rights as a tenant once you sign on the dotted line . There are several other property management companies out there that will not take advantage of you and will give you a chance to negotiate.
In my case the owner of property and Robert Patrize wanted me to name them on a liability insurance policy up to $300,000. on top of renters insurance. We were charged $45/ each for screening (credit check) and Patrize used a software program

I rented a property in Oceanside for the last 2 1/2 years that Robert manages. The experience was excellent & flawless.
He was prompt and totally communicative through the whole leasing process, on service repairs, his online portal for rent roll was intuitive and easy to use, and move out and turning the property back over was easy.
