Conventional loans are loans secured by Real Estate that are offered and serviced by non-government sponsored lenders. They are more commonly used by homeowners and buyers with higher reserve amounts and credit scores, and larger down payments. Conventional loan products commonly have pricing incentives tied to the amount of money used as a down payment.
The Federal Housing Administration (FHA), a wholly owned government corporation, was established under the National Housing Act of 1934 to improve housing standards and conditions; to provide an adequate home financing system through insurance of mortgages; and to stabilize the mortgage market. FHA was consolidated into the newly established Department of Housing and Urban Development (HUD) in 1965.
With a fixed rate mortgage, the interest rate does not change for the term of the loan, so the monthly payment is always the same. Typically, the shorter the loan period, the more attractive the interest rate will be. Payments on fixed-rate fully amortizing loans are calculated so that the loan is paid in full at the end of the term.

I recently refi'd with GEM and had an outstanding experience. Eddy Lomeli and Diana Gutierrez were awesome. From the first call to them to the very end it was super smooth. They were responsive, knowledgeable, and extremely helpful. This refi happened in September but I waited to be sure all was done correctly before giving this review. I had follow up questions after funding and their response time was just as quick and they were just as courteous as they were before the close of escrow...which for me is important. I made the initial phone call to GEM Mortgage in late May. My spouse and are first time home buyers with an hourly job and limited funds for our down payment.

We just moved back into the country and, thanks to a year gap in employment history, we were having trouble getting a loan through our bank (who we already have a mortgage with!) so we were looking for other options.
