My husband and I are not from Grand Junction, we don't go to school here or have family here. We were both looking for a chance to start over together in a new town. They are over priced for property management of HOA. They are unresponsive to major problems. Understaffed and do not get back to you. I do not recommend them. Awful!!

HPM did an amazing job over the past 12 years of managing my property. I live out of state and have yet to return back to my property. They took control of everything. They managed my tenants, repairs and anything else that arose and I didn’t have to lift a finger. Hands down I would use again.

These people think they can just enter your property on the 30th day of notice WITHOUT an actual court eviction and WITHOUT verbal communication of coming by and just take what's left of your personal stuff and take it to the dump. Very unprofessional, very rude and I wouldn't rent from them.

Heritage was selected by my HOA for a simple swamp cooler servicing. The "experts" heritage sent forgot to take out the Damper on the Swamp Cooler, so no air was blowing through the vents, even though the workers swore they checked everything. Since my HOA has rules about "using licensed providers" I had to hire a guy from Specialized Plumbing to come inspect the unit becasue I didn't trust what I was being told by heritage.
Within 5 minutes, Matt with Specialized had found the issue, he discounted his rate by $30 and thanked me for choosing his service.

So far no major complaints. Lived in my unit for about 2 years and any problem I've had they've addressed. Hot water heater was leaking and it got replaced same day. Unit is a little old and could use some work but unfortunately money doesn't grow on trees yet lol. Thank you heritage.

Absolutely no customer service skills or accounting skills. I made a final payment which the bookkeeper never applied. Mistakes happen and that is understandable however, I had excellent payment history and instead of contacting me to see if it was an oversight on my part just sent me to collections. I emailed the receipt as well as called and left a message and received no response from the bookkeeper or Debi the owner.
Very unprofessional way to do business. They still have not taken responsibility and I am still waiting for a response. The only appropriate

I am incredibly happy with Heratige Property Management. We had a bad situation happen where we were suppose to sign a lease for another place but that fell through 2 days before being out of our current unit. When we told them what happened they contacted the landlord and was able to get us 2 weeks. They also showed us a place that they were in the process of cleaning, the next day. We loved the place and they saved it for us once the cleaned it up. They did a phenomenal job cleaning up the place.

Heritage Property Management has been managing our Homeowner's Association for almost two years. They are professional, courteous, knowledgeable, trustworthy and competent. They handle all of our requests promptly, are familiar with our CCRs and pertinent State regulations and always a pleasure to deal with. I would highly recommend them for any property management application.

I lost a lot of money with this company as an owner. I have owned my rental since 2001. After the new management company owners of took several years ago over I have had declining service. I gave them the benefit of the doubt many times and finally had to switch companies. Two of my four apartments were vacant for almost half a year. I think they just forgot about them. It took a very long time to schedule carpet replacement when I was able to get someone in the next day. It was the same with paint, about two weeks delay when I even had the painters identified and ready to paint that night. Turning
