Knowing the true condition of a house gives you negotiating power and the knowledge needed to make confident real estate investments. Wow, Sam saved us from buying a lemon. From appearances it looked great but through some clever inspection techniques and lots of examination, Sam found some fatal flaws that would have cost us over $20,000 to fix.
He inspected the next house we were considering and it passed with flying colors. Our peace of mind in knowing what we bought is invaluable. Before this we didn't put much stock in inspectors, we thought they were in bed with the realtors. Not Sam. He really is committed to keeping your family safe.

Hi! My name is Samuel Rea. I am a certified home inspector (license #935) with the state of Washington. Before becoming a home inspector, I was in construction for 10+ years. My wife & I founded SFHI in 2012 and serviced Western WA for 5 years. Although our business in Western Washington was very successful, we found ourselves seeking happiness elsewhere.
Is a sewer scope inspection really necessary? We think so! Sewer inspections are not something most buyers think about when purchasing a home. But a side sewer issue can be one of the most expensive repairs a homeowner can face. A sewer scope is just like it sounds- We run a mini camera through the sewer line from the sewer clean out.
Protect your investment with a complete property inspection. Multi-family property inspections are typically performed prior to purchase. We also recommend having them periodically during ownership. Tenants often neglect to communicate needed repairs, deferred maintenance, or abuse to their unit. Give us a call for pricing and more information!

Sam is very great at what he does. I'd recommend him to anyone looking for an inspector. I buy a lot of property and have used him several times. Every single time I’ve called he picks up the pone right away. The inspections are thorough and his system is easy to operate when we get the reports back. Highly recommended.

Sam was absolutely wonderful and so professional. Because of Sam’s careful inspections, we safely avoided two houses that would have been nightmares because of unseen problems. The third time was the charm and finally we found ourselves the perfect home which we bought in 2019. I felt prompted to write a review now because it was largely because of Sams’s advice that we removed a massive leaning ponderosa pine in our backyard. While in the last windstorm caused pines to fall all throughout our neighborhood, we felt extremely thankful that we took Sam’s advice and had ours removed, as our

I am a first time home buyer and I had Sam do the inspections for all the homes I was looking at. Sam was so incredibly helpful! He not only did a great job thoroughly inspecting each property, he went above and beyond with explaining what he found. He was also very helpful in working with my specific situation. I highly recommend using Safe Family Home Inspections!

Sam was very thorough with inspecting my first home. He pointed out even the smallest details that needed attention in order to preserve the home. I felt included in the inspection and he took the time to explain what he was doing and why his findings were significant. I would definitely choose to work with him again!

We can't thank Sam enough for his excellent work on our home inspections. He did 3 for us. He is super responsive to text messages and always showed up on time, ready to go. He is extremely thorough and found issues that I never would have caught (even in a newly built home).
Sam helped us make the right choice for our first home. He saved us from buying a house that required major, expensive repairs. We are forever grateful for that.
On a personal note, he is easy to talk to and taught us a lot of useful information!

Sam is a fantastic home inspector and deserves the highest recommendation possible. As a real estate investor, I’ve used many home inspectors in the past, and found Sam to be the most professional and thorough I’ve ever hired. He is very detailed in the inspection and takes the time to discuss required repairs and items that need to be watched. He is very knowledgeable about construction and communicates his findings in an easily understandable manner. His reports are full of pictures so you know exactly what he is talking about. For the last house I bought, he did a sewer scope in addition

I had a very good experience with Sam at Safe Family Home Inspections LLC in Spokane, WA. He was on time and very professional. My sense was that he was honest and very experienced. He produced an extremely detailed report that resulted in me cancelling my offer to purchase a house. I am grateful that I avoided buying a potential money pit, thanks to his knowledge and experience. I would recommend him to anyone needing a home inspection.

Sam saved us big time when he did our home inspection! He was very professional, did a detailed inspection from roof to crawl space, and gave us a clear report with great pictures very quickly. He found a buried oil tank in the back yard even though the only indication (vent and fill piping) was completely covered by bushes. The sellers of the estate didn't even know it was there. Turns out the tank still had hundreds of gallons of oil and had started leaking into the ground! We avoided a costly environmental problem and months of headache because of that inspection.
