Conventional loans are Mortgage loans offered by non-government sponsored lenders. A conventional, or conforming, mortgage adheres to the guidelines set by Fannie Mae and Freddie Mac. It may have either a fixed or adjustable rate. When looking for a Conventional loan, most people are looking for a great rate, service with a personal touch, and an easy process.
The primary goal of the Federal Housing Administration (FHA) is to improve the housing market and protect lenders in the event a borrower defaulted on their mortgage. The FHA has grown to become the largest insurer of mortgages in the United States. The Cain Mortgage Team is proud to offer great rates and flexible financing options on Columbia FHA Loans.
Jumbo loans have loan amounts that are above the Conforming loan limit that is set by Fannie Mae and Freddie Mac - currently $510,400 for a single-family home in most areas. One of the exceptions is designated areas that are considered High-cost markets where the limit is $765,600. Most high cost areas are in larger cities with dense populations and the demand for housing is higher.
In today's world, a steady income and good credit may not be enough to qualify for a home loan. With that said, the Cain Mortgage Team offers a USDA home loan program that can assist most individuals and families in rural areas of Columbia, SC to become homeowners. This is my first home purchase and was very much in the dark on everything that was involved. David Cain and his team took great care of my family when we bought our house last year. Our purchase was made complicated due to some things outside of our control, but David didn't give up on us and walked us through the process.
